PARKER <br />9430 RESEARCH BOULEVARD, SUITE 110 <br />AUSTIN, TEXAS 78759 <br /> <br />DESCRIPTION: <br /> <br />Hunter's Hill Phase 2 is a 84.17 acre planned <br />development district located entirely within the <br />existing city limits of San Marcos, Texas. Approximately <br />30% of the land within the existing natural limits of the <br />100-year flood plain for Willow Springs Creek is heavily <br />tree-covered. The entire land area within the natural limits <br />of the 100-year flood plain will be preserved as a natural <br />open-space/parkland amenity. <br /> <br />This planned development district includes single <br />family and multifamily residential areas; these areas will <br />provide a variety of l.iving environments. Bufferyard <br />easements have been provided to minimize any potential <br />adverse impacts of adjacent lots with differing Land Use <br />Intensity Classes. <br />
