14~ o DESCRIPTION A DESCRIPTION OF 21.374 ACRES OF LAND OUT OF THE WILLIAM WARD SURVEY NUMBER 3, ABSTRACT NUMBER 467, IN HAYS COUNTY, TEXAS, SAID 21.374 ACRES BEING A PORTION OF THAT CERTAIN 27.47 ACRE TRACT OF LAND DESCRIBED IN A DEED TO CHUCK NASH, OF RECORD IN VOLUME 1892, PAGE 7 OF THE DEED RECORDS OF HAYS COUNTY, TEXAS, AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: BEGINNING at an iron rod found in the west right-of-way line of IH-35, said point being at the most easterly comer of that certain tract of land described in a deed to Perry Financial Corporation, of record in Volume 1514, Page 785 of the Deed Records of Hays County, Texas, and also being at the most southerly comer of said Nash tract, for the most southerly comer of the herein described tract of land; THENCE, with the northeast line of said Perry Financial tract and a southwest line of said Nash tract, N 44040'48" W, a distance of 989.31 feet to an iron rod found at the most northerly comer of said Perry Financial Corporation tract, said point being also in the southeast line of that certain tract of land described in a deed to Bill D. Hillbum, of record in Volume 194, Page 308 of the Deed Records of Hays County, Texas, and at a southwest comer of said Nash tract, for a southwest comer of this tract; THENCE, with the southeast line of said Hillbum tract and a northwest line of said Nash tract, N 44°56'48" E, a distance of 728.66 feet to an iron pipe found at the most easterly comer of said Hillbum tract, said point being also at an interior comer of said Nash tract -for an interior comer of this tract; THENCE, with the northeast line of said Hillbum.tract and a southwest line.of said Nash tract, N 44°46'18" W, a distance of 594.17 feet to a point for the most westerly comer of this tract; THENCE, over and across said Nash tract, N 45013'42'' E, a distance of 237.44 feet to a point in the southwest line of that certain tract of land described in a deed to Interstate 35 J.V. 1991-11, of record in Volume 904, Page 13 of the Deed Records of Hays County, Texas, said point being also in the northeast line of said Nash tract, for the most northerly comer of this tract, THENCE, with the southwest line of said Interstate 35 J.V. 1991-11 tract and the northeast line of said Nash tract, S 44°47'26" E, a distance of 1237.67 feet to an iron rod found in the west right-of-way line of said IH-35, said point being also at the most southerly comer of said Interstate 35 J.V. 1991-11 tract and at the most easterly comer of said Nash tract, for the most easterly comer of this tract; EXHIBIT A
