Residential District (DR). Duplex Residential District (D) is not an allowable zoning to be utilized for new <br />development seeking a duplex use, but the D district was allowable under LDR. Medium Density • <br />Residential land uses are typically characterized by apartments and condominiums, and this property <br />meets the area lot size required for DR zoning. The subject property is surrounded by Duplex <br />Residential District (D) and Low Density Residential districts on all sides. In accordance with Section <br />4.2.1.8 of the Land Development Code (LDC), DR requires the land use of Medium Density. <br />The adjacent properties are both developed, but the right-of-way (ROW) of Hillyer Street in front of the <br />property is not improved. One neighboring property 810 Allen, takes driveway access from Allen Street, <br />and the neighboring property of 1103 Hillyer Street, takes access from Hillyer, through unapproved ROW <br />access. Additionally, the property is <br /> adjacent to both duplex uses and the development of the subject property as <br /> medium density residential is compatible with the adjacent land uses.
