<br />I <br /> <br />I <br /> <br />I <br /> <br />-3- <br /> <br />or privileges herein granted to it, shall not on the grounds of race, color, <br />or national origin discriminate or permit discrimination against any person or <br />group of persons in any manner prohibited by Part 21 of the regulations of the <br />Secretary of Transportation. The Lessor is hereby granted the right to take <br />such action, anything to the contrary herein not withstanding, as the United <br />States may direct to enforce this non-discrimination covenant. <br />9. MAINTENANCE OF PROPERTY: It is understood that the Lessee will main- <br />tain in good condition all property furnished them by the City, and further, that <br />the property herein demised will be maintained in a condition satisfactory to the <br />City. Lessee will gather and dispose of litter and trash in connection with its <br />operations located on the property. <br />10. ACCESS: Lessee is authorized ingress and egress to the property using <br />existing roads and paths and the airport ramp and paved areas. Lessee understands <br />that City will not construct or suffer to be constructed any additional roads or <br />paths so as to provide improved ingress or egress to the property unless such roads <br />and paths shall be part of the master development plan for this property owned by <br />the City. <br />11. UTILITIES: Lessee agrees to bear the costs of installation of utility <br />lines and connections and for its portion of the electricity and gas utilities <br />furnished at the classroom and office facilities. <br />12. SAFETY AND PERSONNEL CONDUCT: Lessee agrees to apply and to enforce <br />safety regulations and rules of personal conduct of its employees, agents, re~ <br />presentatives, and customers in the operation of its business and to comply with <br />FAA requirements as to marking of facilities to provide adequate notice to air- <br />craft operations. <br />13. SIGNS AND IDENTIFICATION: Lessee shall have the right to erect its <br />signs on all portions of the demised property subject to applicable laws and <br />restrictions. Lessee shall remove all signs at the termination of this lease <br />and shall repair any damage and enclose any holes caused by such removal. The <br />expense for the materials, painting, and installation of signs that Lessee needs <br />shall be its expense. <br />Design, size, content, color scheme, and location of such signs must be on <br />the property and if signs or identification are needed at other locations or pro- <br />perty owned by the City, a request for same will have to be in writing and approved <br />by the City Manager. <br />City represents to Lessee that Lessee may use the property for the purposes <br />set out herein, and that all necessary governmental and administrative agency <br />
