!"i'~ I I I LEASE AGREEMENT THE STATE OF TEXAS J THE COUNTY OF HAYS J KNOW ALL MEN BY THESE PRESENT, that this Contract made and entered into by and between the City of San Marcos acting through its Mayor, hereinafter called "City", and the International Security Group, Inc., a corporation doing business in San Antonio, Texas, acting through its President, Richard C. Medlin, hereinafter called "Lessee", in words and figures consists of the following terms, considerations, and conditions: 1. PREMISES: The City hereby grants Lessee permission to use the following described City-owned property. A plat of said property is attached hereto as Exhibit "A" and made a part hereof for all purposes. (a) 375'x2100' more or less of paved ramp known as and described in Exhibit "A" as the East apron and located on the Old Gary Air Force Base now known as the San Marcos Municipal Airport property which is owned by the City of San Marcos, Texas, and hereafter referred to as "ramp"; and (b) In lieu of adequate classroom and office facilities, which are not immediately available, City hereby agrees to permit Lessee to locate a mobile classroom and office facility on the premises for a maximum period of twelve months from date of execution of this contract. Said mobile structure and its location shall be approved by City_prior to emplacement and shall be removed from these premises within the twelve month period, at which time other renovated or new structures shall be utilized by Lessee. The term '~roperty" used in this Lease Agreement will include all of the property described above. 2. RENEGOTIATION OF SECTION 1: It is agreed that City, upon thirty (30) days written notice to Lessee, shall have the right to initiate renegotiations as to the area specified Section l(a). Should an adjustment be made as to the area of Section lea), a reasonable adjustment shall be made in the monthly rental charged. 3. PURPOSE OF LEASE AGREEMENT: It is agreed that permission to use the property herein granted to Lessee is for the purpose of developing evasive driving techniques on various and diversified driving courses, developing security services, and instructing and training Lessee's clients and their personnel in security service techniques and evasive and defensive driving and use of Lessee's armor plated personnel vehicles. If at any time the property is used for any other purpose than stated above, the permission to use said property granted herein will terminate. The use of firearms, explosives, tear gas, or obstacles in or near the leased area or at the San Marcos Municipal Airport is specifically prohibited.
