<br />!"i'~ <br /> <br />I <br /> <br />I <br /> <br />I <br /> <br />LEASE AGREEMENT <br /> <br />THE STATE OF TEXAS J <br />THE COUNTY OF HAYS J <br /> <br />KNOW ALL MEN BY THESE PRESENT, that this Contract made and entered <br /> <br />into by and between the City of San Marcos acting through its Mayor, <br />hereinafter called "City", and the International Security Group, Inc., <br />a corporation doing business in San Antonio, Texas, acting through <br /> <br />its President, Richard C. Medlin, hereinafter called "Lessee", in <br /> <br />words and figures consists of the following terms, considerations, <br />and conditions: <br /> <br />1. PREMISES: The City hereby grants Lessee permission to use <br /> <br />the following described City-owned property. A plat of said property <br /> <br />is attached hereto as Exhibit "A" and made a part hereof for all purposes. <br /> <br />(a) 375'x2100' more or less of paved ramp known as and described <br />in Exhibit "A" as the East apron and located on the Old Gary <br />Air Force Base now known as the San Marcos Municipal Airport <br />property which is owned by the City of San Marcos, Texas, and <br />hereafter referred to as "ramp"; and <br /> <br />(b) In lieu of adequate classroom and office facilities, which <br />are not immediately available, City hereby agrees to permit <br />Lessee to locate a mobile classroom and office facility on <br />the premises for a maximum period of twelve months from date <br />of execution of this contract. Said mobile structure and <br />its location shall be approved by City_prior to emplacement <br />and shall be removed from these premises within the twelve <br />month period, at which time other renovated or new structures <br />shall be utilized by Lessee. <br /> <br />The term '~roperty" used in this Lease Agreement will include all <br />of the property described above. <br /> <br />2. RENEGOTIATION OF SECTION 1: It is agreed that City, upon <br />thirty (30) days written notice to Lessee, shall have the right to <br /> <br />initiate renegotiations as to the area specified Section l(a). <br />Should an adjustment be made as to the area of Section lea), a reasonable <br />adjustment shall be made in the monthly rental charged. <br />3. PURPOSE OF LEASE AGREEMENT: It is agreed that permission to <br /> <br />use the property herein granted to Lessee is for the purpose of developing <br /> <br />evasive driving techniques on various and diversified driving courses, <br />developing security services, and instructing and training Lessee's <br /> <br />clients and their personnel in security service techniques and evasive <br /> <br />and defensive driving and use of Lessee's armor plated personnel vehicles. <br /> <br />If at any time the property is used for any other purpose than stated <br /> <br />above, the permission to use said property granted herein will terminate. <br /> <br />The use of firearms, explosives, tear gas, or obstacles in or near the <br /> <br />leased area or at the San Marcos Municipal Airport is specifically <br /> <br />prohibited. <br />
