NON-DISCRIMINATION PROVISIONS: Lessee, in exercising any <br />of the rights or privileges herein granted to it, shall not on the <br />grounds of race, color, or national origin discriminate or permit <br />discrimination against any person or group of persons in any manner <br />prohibited by Part 21 of the regulations of the Secretary of Trans- <br />portation. The City is hereby granted the right to take such action, <br />anything to the contrary herein not withstanding, as the United States <br />may direct to enforce this non-discrimination covenant. <br />9. MAiNTENANCE OF PROPERTY: It is understood that the Lessee will <br />maintain in good condition all property furnished them by the City, <br />and further, that the property herein demised will be maintained in a <br />condition satisfactory to the City. Lessee will gather and dispose of <br />litter and trash in connection with its operations located on the property <br />10. ACCESS: Lessee is authorized ingress and egress to the <br />property using existing roads and paths and the airport ramp and paved <br />areas. Lessee understands that City will not construct or suffer to <br />be constructed any additional roads or paths so as to provide improved <br />ingress or egress to the property unless such roads and paths shall be <br />part of the master development plan for this property owned by the City. <br />II. UTILITIES: Lessee agrees to bear the costs of installation <br />of utility lines and connections and for its portion of the electricity <br />and gas utilities furnished at the classroom and office facilities. <br />12. SAFETY AND PERSONNEL CONDUCT: Lessee agrees to apply and <br />to enforce safety regulations and rules of personal conduct of its <br />employees, agents, representatives, and customers in the operation of <br />its~usiness and to comply with FAA requirements as to marking of <br />facilities to provide adequate notice to aircraft operations. <br />13. SIGNS AND IDENTIFICATION: Lessee shall have the right to <br />erect its signs on all portions of the demised property subject to <br />applicable laws and restrictions. Lessee shall remove all signs at <br />the termination of this lease and shall repair any damage and enclose <br />any holes caused by such removal. The expense for the materials, <br />painting, and installation of signs that Lessee needs shall be its <br />expense. <br />Design, size, content, color scheme, and location of such signs <br />must be on the property and if signs or identification are needed at <br />other locations or property owned by the City, a request ~or same will <br />have to be in writing and approved by the City Manager. <br />
