THENCE following said curving line to the right an arc distance of 182.82 feet, the chord of which arc bears N 160'01' E 179.85 feet to an iron stake at the point of tangency of said curve; I THENCE N 330 56' E 163.08 feet to an iron stake set on the south line of a tract of land conveyed to Jack Breeding by deed of record in Volume 144 at Page 112, Deed Records of Hays County, Texas, and from which iron stake a 60d nail at the southwest corner the said Breeding tract bears N 460 57' W 11.74 feet; THENCE with the south line of the said Breeding tract, S 460 57' E 281.63 feet to an iron stake set; THENCE S 400 10' W 367.94 feet to an iron stake set; THENCE S 000 IS' E crossing the Blanco River, 505.00 feet to the point of BEGINNING. SAVE AND EXCEPT said easement as granted to the City of San Marcos, Texas, in the above referenced deed dated July 18, 1951, bounded and described as follows: An easement out of the J. M. Veramendi League in a part of that 64.36 acre tract of land conveyed to Shaw P. Breeding by deed recorded in Volume 137, Page 187, of the Hays County Deed Records, the centerline of said easement being more particularly described by metes and bounds as follows: I BEGINNING at a point over the centerline of a pipe being used for a sewage outfall line for the beginning point of this easement, said point being in the fenced Northwest line of said Breeding 64.36 acre tract, said point bears S 420 40' W 1,072.82 feet from a steel pin at the North corner of the 64.36 acre tract according to a survey made by B. F. Priest R.P.S. 828 in November, 1971. THENCE, leaving the Northwest fenced line of this tract with the centerline of said pipe and the centerline of the herein described easement S 700 27' E 1,657.55 feet, more or less, to a point on the chord of the Northwest curved line of a roadway that separates the said Breeding First Tract and the Breeding Second Tract as recorded in Volume 137, Page 187 of the Hays County Deed Records for the end of the centerline of the said twenty (20) foot wide easement, said point bears S 160 04' W 90 feet from a steel pin in the Northwest line of said roadway according to the November 1971 Priest survey. These field notes prepared from the said Priest Survey and from surveys made on the ground under the direction of James E. Byrn, P. E., No. 28789 in December 1971; I with all and singular the right, title, interest, claim and demand in and to the hereditaments and appurtenances thereto belonging or in any wise pertaining; to have and to hold the above released rights, titles, interests, claims and demands to the said S. M. Enterprises, Inc., its successors and assigns, forever, so that neither the City of San Marcos, Texas, nor its successors or assigns shall have any right or title to or interest in such property, premises or appurtenances, or any part thereof, with the exception of said easement as above described by metes and bounds, at any time thereafter.
