A Public Hearing was held on a request for a zoning change <br />from Mr. Dan Nev~es, Jr. on the remainder of Lot 6, in the A.B. <br />Rogers Subdivision. The requested change is form "M" (mixed) <br />and "R-l" (single family residential) to "c" (commercial) .After <br />due consideration the Commission agreed that the request be <br />denied for the fol!owing reasons: <br />1. The requested change is not in accordance with the <br />Comprehensive Plan of San Marcos. <br />2. The density is high enough in this area. <br />3. There is sufficient commercia! property to meet the <br />needs of this area. <br /> <br />B. A Public Inquiry was held on a request fora zoning change <br />from Mr. Nick Lara on Lots 5,6, and 7, Block 3 out of the J.H. <br />Combs Subdivision. The requested change is f~om "R.,.!" (single <br />family residential) to "M" (mixed). After due consideration <br />the Commission agreed that the request be denied for the fol- <br />lowing reasons: <br />1. It wOuld change the nature of the neighborhood. <br />2. There would be a change in the density. <br />3. It is in direct opposition to the Comprehensive Plan. <br />4. It would constitute spot zoning. <br /> <br />C. A request for a change of zoning was received from Mr. <br />Luis Gil, Jr. on a 6 acre tract out of the J. Veramendi Survey <br /># 2, located on I.S. 35 North (East Access Road). The requested <br />change is from "R-l" (single fmaily residential) to "c" (com- <br />mercial). A Public Hearing will be set. <br /> <br />I <br /> <br /> <br />
