TEXAS 78666

AD 512 EX 2.... 3306

I

August 19, 1969

The Honorable City Council
City of San Marcos
San Marcos, Texas

Gentlemen:

In behalf of Dr. Cecil Greer, of 3419 Wickersham, Houston,
Texas, application is herewith made for the exclusion of Lot
20, Rio Vista Park, from the Neighborhood Development Program,
River Project and the issuance to Dr. Greer of a building
permit to construct an apartment house on that lot.

I

Lot 20 of Rio Vista Park faces 354 feet on Reynolds Street
about 50 feet on Cheatham Street and runs North with the San
Marcos River for about 250 feet and has irregular lines of
about 200 feet running from Reynolds Street to the San Marcos
R.iver. '

Attached are plans for tbe 10 unit efficiency apartment units
which Dr. Greer proposes to build on the South end of Lot 20.
The plot plan also shows the location of a second unit of
10 apartments which Dr. Greer will build as soon as the first
ten are completed.

Tbe first unit of ten apartments is estimated to cost
$150,000.00 and the second unit is estimated to cost the same.
However, if the Council is of the opinion that both units
should be commenced at the same time, then Dr. Greer could 60
arrange and the total cost would be $300,000.00.

Placing such a large amount of new property on the tax rolls
would be more advantageous to the City than property bringing
in no revenue. Too, these apartment units would provide badly
needed housing for new people coming to town on account of the
college and the new million dollar industrial complex.

I
