TEXAS 78666 <br /> <br />AD 512 EX 2.... 3306 <br /> <br />I <br /> <br />August 19, 1969 <br /> <br />The Honorable City Council <br />City of San Marcos <br />San Marcos, Texas <br /> <br />Gentlemen: <br /> <br />In behalf of Dr. Cecil Greer, of 3419 Wickersham, Houston, <br />Texas, application is herewith made for the exclusion of Lot <br />20, Rio Vista Park, from the Neighborhood Development Program, <br />River Project and the issuance to Dr. Greer of a building <br />permit to construct an apartment house on that lot. <br /> <br />I <br /> <br />Lot 20 of Rio Vista Park faces 354 feet on Reynolds Street <br />about 50 feet on Cheatham Street and runs North with the San <br />Marcos River for about 250 feet and has irregular lines of <br />about 200 feet running from Reynolds Street to the San Marcos <br />R.iver. ' <br /> <br />Attached are plans for tbe 10 unit efficiency apartment units <br />which Dr. Greer proposes to build on the South end of Lot 20. <br />The plot plan also shows the location of a second unit of <br />10 apartments which Dr. Greer will build as soon as the first <br />ten are completed. <br /> <br />Tbe first unit of ten apartments is estimated to cost <br />$150,000.00 and the second unit is estimated to cost the same. <br />However, if the Council is of the opinion that both units <br />should be commenced at the same time, then Dr. Greer could 60 <br />arrange and the total cost would be $300,000.00. <br /> <br />Placing such a large amount of new property on the tax rolls <br />would be more advantageous to the City than property bringing <br />in no revenue. Too, these apartment units would provide badly <br />needed housing for new people coming to town on account of the <br />college and the new million dollar industrial complex. <br /> <br />I <br /> <br />
