THIS DEVELOP.;. <br />MENT WILL CONFORM TO THE SAN MARCOS SUBDIVISION ORDINANCE. <br />STREETS WILL BE CURBED WITH PORTLAND CEMENT CONCRETE CURBING <br />AND WILL BE PAVED WITH ASPHALTIC CONCRETE. <br /> <br />1V UTILITIES WILL BE INSTALLED IN THE STREET. IF IT IS <br />FOUND-nESIRABLE TO INSTALL UTILITIES ELSEWHERE, THEN PROPER <br />UTILITY EASEMENTS WILL BE PROVIDED. <br /> <br />V RESTRICTIVE CONVENANTS WILL CONFORM TO SUGGESTIONS <br />SET FORTH BY THE FHA, LAND PLANNING BULLETIN NO.3 SOUTH <br />WEST TEXAS AREA AS ISSUED BY THE SAN ANTONIO, TEXAS OFFICE. <br />THESE COVENANTS ARE: <br />1. PLATTED LOTS WILL BE USED FOR A SINGLE FAMILY RES- <br />IDENCE ONLY. ONE RESIDENCE ONLY SHALL BE PERMITTED <br />ON A SINGLE LOT. <br />2. A PROPERTY OWNERS ASSOCIATION1 ESTABLISHED TO PRO- <br />VIDE ARCHITECTURAL CONTROL AND EFFECTIVE ADHERANCE <br />TO PROTECTIVE COVENANTS WILL BE PROVIDED. THE CON- <br />TROL OF THIS ASSOCIATION WILL REST WITH THE MAJORITY <br />OF THE INDIVIDUAL LOT OWNERS. POWERS WILL BE BROAD <br />AND COVER ALL ITEMS NOT SPECIFIC'ALLY PROVIDED FOR <br />ELSEWHERE. APPROVAL IN WRITING MUST BE SECURED <br />FROM THE ARCHITECTURAL CONTROL COMMITTEE PRIOR TO <br />THE CONSTRUCTION OF ANY LOT IMPROVEMENT. THIS IN- <br />CLUDES REMODELING, LANDSCAPING AND OTHER LOT IM- <br />P~OVEMENTS AS WELL AS THE PRINCIPAL BUILDING IM- <br />PROVEMENT. <br /> <br />3. NO RESIDENCE SHALL BE CONSTRUCTED WHICH CONTAINS LESS <br />THAN ONE THOUSAND SQUARE FEET OF LIVING SPACE, EXCLUS- <br />IVE OF OPEN PORCHES, CARPORTS AND GARAGES. <br /> <br />4. NO LOT SHALL BE LESS THAN SIXTY FIVE FEET WIDE AND <br />SHALL CONTAIN NOT LESS THAN 7,700 SQUARE FEET OF AREA. <br /> <br />5. THE MINIMUM SET BACK OF PRINCIPAL BUILDING FROM FRONT <br />PROPERTY LINE SHALL BE TWENTY FIVE FEET. BECAUSE <br />OF THE TOPOGRAPHY OF SOME LOTS NO BACK YARD SET BACK <br />IS PROVIDED. BACK YARD CONTROlL WILL COME WITHIN <br />THE CONTROLL EXERCISED BY THE ARCHITECTURAL CONTROL <br />COMMITTEE. <br /> <br />6. MINIMUM SET BACK OF PRINCIPAL BUILDING FROM SIDE PROP- <br />ERTY LINES SHALL BE SEVEN FEET1 EXCEPT FOR CORNER <br />LOTS. THE SET BACK DISTANCE FROM THE SIDE STREET <br />FOR A CORNER LOT SHALL BE NOT LESS THAN TWENTY FEET. <br />SET BACK DISTANCES ON OTHER SIDE LINES OF CORNER <br />LOTS SHALL BE SEVEN-fEET. <br />
