<br />AN ORDINANCE AMENDING THE OFFICIAL ZONING MAP OF SAN MARCOS,
<br />TEXAS, BY CHANGING THREE SEPARATE PIECES OF REAL PROPERTY
<br />LOCATED WITHIN THE CITY OF SAN MARCOS, TEXAS, FROM THEIR
<br />PRESENT ZONING AS "R" SINGLE-FAMILY DWELLING DISTRICTS TO
<br />"D" DUPLEX, MULTIPLE-FAMILY DWELLING DISTRICTS.

<br />BE IT ORDAINED BY THE CITY COUNC IL OF THE CITY OF SAN MARCOS,
<br />TEXAS:
<br />1. That the following described pieces of real property located
<br />in San Marcos, Hays County, Texas, which are presently zoned "R" Single-
<br />Family Dwelling Districts, henceforth shall be re-zoned as "D" Duplex,
<br />Multiple-Family Dwelling Districts, such re-zoning to be effective as
<br />of the date hereof:

<br />(al Lots Nos. Twenty-one (21) and Twenty-two (22) in Block No. One
<br />(1) of the Forest Hills Addition, Fourth Revision, map or plat of said
<br />addition being of record in Volume 151, page 23, Hays County Deed Rec-
<br />ords.
<br />
<br />(b) That certain tract or parcel of land in the J. M. Veramendi
<br />Survey No. Two, described by metes and bounds as follows:

<br />BEGINNING at an iron stake found for the most Westerly corner of
<br />Block No: Two of Greendale Unit No. Two, a subdivision of record in
<br />Volume 159, page 374, Hays County Deed Records, said iron stake being
<br />also the most Northerly corner of a 2.252 acre tract of land heretofore
<br />described in and conveyed by a deed, dated March 15, 1955, now of record
<br />in Volume 164, pages 228-30, Hays County Deed Records, wherein Benjamin
<br />T. Kline, et ux, were grantors and Hugh L. Millington, et aI, were grantees;

<br />THENCE with the Southwest line of Block No.2, Greendale Unit No.
<br />Two, said line being also the Northeast line of the aforementioned
<br />2.252 acre tract of land, S. 460 09' E. 167.0 feet to a point for the
<br />most Easterly corner of this tract;

<br />THENCE S. 440 20' W. 99.50 feet to a point for the most Southerly
<br />corner of this tract;
<br />
<br />THENCE N. 41,0 19' W. 147.0 feet to a point of curve;
<br />
<br />THENCE with a curving line, said line having an arc distance of
<br />31.69 feet, said curve having a radius of 20.48 feet and a chord of
<br />which runs North 28.62 feet to a point of tangency on the Southeast
<br />line of a 30 foot road known as Smith Lane;
<br />
<br />THENCE with the Southeast line of Smith Lane N. 41,0 20' E. 74.15
<br />feet, to the place of beginning, containing 0.37 acres of land.

<br />(e) All that real property located in the T. J. Chambers Survey,
<br />described by metes and bounds in two tracts as follows:

<br />FIRST TRACT:

<br />BEGINNING for reference at an iron pipe, at or near the most
<br />northerly corner of Lot 3 of the subdivision of the G. B. Ezell Es-
<br />tate, as recorded in Volume 53, Page 8, of the Hays County Deed Records,
<br />from which a 15 inch Elm marked X bears S. 420 03' E. 47.0 feet, and
<br />a 7 inch elm marked ~ bears N. 400 42' W. 19.8 feet;

<br />THENCE S. 460 30' W. at 130.0 feet an iron pipe, in all 165.1
<br />feet to the most northerly corner and point of beginning of the tract
<br />herein described;

<br />THENCE along the southwesterly side of a 35 foot road by the fol-

<br />1. S. 460 54' E. 222.1 feet;
<br />2. S. 450 27' E. 229.8 feet;
<br />3. S. 510 21' E. 74.8 feet to an iron pipe;

<br />THENCE S. 450 28' E. 148.6 feet to an iron pipe;

<br />THENCE N. 560 27' E. at 10.0 feet an iron pipe, in all 45.0
