Exhibit II <br /> <br /> SCOPE OF WORK FOR PHASE III <br /> <br />OF THE SAN MARCOS MASTER PLAN <br /> <br /> The consultant will submit to the city 100 copies of the draft Master <br />Plan complete with approximately. 200 pages of text and 10 maps, one of which <br />will be color to show desired future land uses. The draft Master Plan will <br />reflect or contain the following research, analysis, and illustrations: <br /> <br /> I. Introduction <br /> <br /> A. A discussion of planning as a process and the role of the <br /> San Marcos Master Plan in that planning and decision making <br /> process. <br /> <br /> B. A discussion of the historical and environmental setting of <br /> the City of San Marcos using the existing plan's description <br /> as much as possible. <br /> <br /> C. A table and analysis of census data pertaining to the socio- <br /> economic characteristics of the population. <br /> <br /> D. A summary of the major planning issues that are derived from <br /> the citizen input meetings, the questionnaire, the base studies, <br /> and the overall goals, objectives, and policies developed before <br /> proceding into the preparation of the individual Plan elements. <br /> <br />II. <br /> <br /> Base Studies <br /> <br />A. An analysis of the existing land use derived from the land use <br /> survey conducted by city staff to include the following in- <br /> formation: <br /> <br /> 1. The planimetering of a hand colored working map of the existing <br /> land use at 1"=500' scale to be provided by city staff. <br /> <br /> <br />
