<br />KNOW ALL MEN BY THESE PRESENTS:

<br />That PINKIE LEE DOWELL, (hereinafter called "Grantor" and
<br />considered in the singular sense whether one or more), of San
<br />Marcos, Hays County, Texas, f6r and in consideration of the sum
<br />of SEVEN THOUSAND FIVE HUNDRED Dollars ($7,500.00) to me in hand
<br />paid by the City of San Marcos, Texas, municipal corporation of
<br />Hays County, thereinafter called "Grantee"), the receipt of which
<br />is hcreby acknowledged, have GRANTED, SOLD AND CONVEYED, and by
<br />these presents do GRANT, SELL AND CONVEY, unto Grantee all the
<br />following described property, together with all of Grantor's
<br />right, titlc and interest in and to any streets, alleys or passageways
<br />within or abutting thereon, all of safd property being situated
<br />in the City of San Marcos, Hays County, Texas, to-wit:

<br />BEGINNING, at the West corner of said Block 10, at
<br />the point where the Northeast line of Jackman Street
<br />intersects with the Southeast line of Valley Street;
<br />
<br />THENCE, S450E and with the said Northeast line of
<br />Jackman Street 75 feet, more or less, to the West
<br />corner of that parcel of land convcyed by Simon Durham
<br />and Henrietta D. Wilson to Jose Montelongo;

<br />1~ENCE, N450E and with Montelongo's Northwest line
<br />60 feet, more or less, to the Northeast line of that
<br />portion of said Block 10 of the D. S. Combs Addition
<br />conveyed by J. H. Combs to Lucy Birdwell by deed
<br />dated February 24, 19l5, recorded in Volume 68, Page 208,
<br />Deed Records of Hays County, Texas;
<br />
<br />THENCE, N450W and with the Northeast line of said
<br />tract conveyed by Combs to Birdwell 74 feet, more or
<br />less, to the Southeast line of Valley Street;
<br />
<br />THENCE, S450W and with said Southeast line of Valley
<br />Street 60 feet, more or less, to the PLACE OF BEGINNING.

<br />The land hereby described is a part of that portion of
<br />said Block 10 of the D. S. Combs Addition described in
<br />and conveyed by said deed from J. H. Combs to Lucy Birdwell,
<br />dated February 24, 1915, and recorded in Volume 68,
<br />Page 208, Hays County Deed Records, and is the identical
<br />real property conveyed by and described in a deed, dated
<br />May 17, 1954, from Simon Durham, et.al., to Pinkie Lee
<br />Dowell, of record in Volume 159, Pages 227-228, Hays
<br />County Deed Records, and is also that same identical real
<br />property conveyed by and described in deed from Pinkie
<br />Lee Dowell to Sammie L. C. Hardeman, dated March 10,
<br />1956, recorded in Volume 167, Pages 399-400, Hays County
<br />Deed Records; and the said map or plat of the said D. S.
<br />Combs Addition and each of the deeds above-mentioned,
<br />together with their respective records, are here
<br />referred to and made a part hereof for all pertinent, legal,
<br />and descriptive purposes.

<br />TO HAVE AND TO HOLD the above described premises, togethcr
<br />with all and singular, the rights and appurtenances thereto in
<br />anywise belonging, unto the said Grantee, its successors and
<br />
