H. McCarty, et ux. to N. A. V0ges, et <br />ux. dated February 7, 1944 and recorded in Volume 129, page 293 of the Hays County <br />Deed Records; <br /> <br />ITHENCE with the northwest line of the Voges tract S. 45009' W. 299.64 feet to a <br />corner fence post for the most westerly south corner of this tract and the southeast <br />corner of that 33.33 acre tract of land conveyed by Eston Rodgers to Leonard Parker, <br />et al., by deed dated February 17, 1964 and recorded in Volume 199, page 476 of the <br />Hays County Deed Records; <br /> <br />THENCE with the common line of this tract and the Parker tract N. 45030' W. 1728.53 <br />feet to a concrete monument on the curving southeast right-of-way line of the Missouri <br />Pacific Railroad COmpany as fenced by an old wire fence said monument being 45 feet <br />from the center of the railroad tracks, pass approximately 1673.53 feet to the record <br />location of the southeast line of the railroad, and pass at 11.02 feet a concrete <br />monument found for reference to the most westerly south corner of this tract; <br /> <br />THENCE with a left-breaking curve for southeast line as fenced of the Missouri Pacific <br />Railroad said curve having the following characteristics: interior angle=7032'OO", <br />radius=2854.62 feet, arc lengtha375.33 feet, tangent lengthal87.94 teet, and a chord <br />whose bearing is N. 37"37'46" E. and length is 375.06 feet, to a point for the end of <br />the curved right-of-way; <br /> <br />THENCE N. 33"5l E. 2561.55 feet with the fenced southeast right-of-way line to a <br />point for the beginning of a curve, pass at 769.28 feet a concrete monument; <br /> <br />THENCE with a left-breaking curve for the fenced right-of-way line said curve having <br />Ithe following characteristics: interior angle=17036'OO., radius=2451.08 feet, arc <br />length=752.92 feet, tangent length=379.45 feet and a chord whose bearing is N. 25"03' <br />E. 749.96 feet to a concrete monument for the northwest corner of this tract and the <br />est corner of that George Kyle tract recorded in Volume 146, page 138, Volume 106, <br />page 234, Volume 49, page 111, and Volume 45, page 99 of the Hays County Deed Records; <br /> <br />THENCE with the common line of this tract and the Kyle tract as fenced S. 87013 E. <br />994.34 feet to an angle point and a point in the northwest line of a 9 vara wide road <br />easement described in Volume 70, page 572 of the Hays County Deed Records, pass at <br />approximately 56.68 feet the record location of th~ southeast line of the railroad: <br /> <br />THENCE S. 87"12' E. 37.43 feet to an angle point; <br /> <br />THENCE S. 87"22' E. 191.19 feet crossing the Blanco River at a low water crossing to <br />a point for the most northerly east corner of this tract; <br /> <br />THENCE with the east line of this tract the following five courses: <br />1. S. 83016' E. 151.20 feet to a point on the northwest line of Interstate <br />Highway 35; <br /> <br />THENCE with ,the northwest line of Interstate Highway 35 S. 24020 W. 110.48 feet, <br />Icrossing the Blanco Rlver to a concrete monument for the east corner of the afore- <br />referenced 2.58 acre Lower Colorado River Authority tract; <br /> <br />THENCE leaving Interstate Highway 35 with the northeast line of the 2.58 acre Lower <br />Colorado River Authority tract the following four courses: <br />1. N. 86"07' W. 64.85 feet to a concrete monument, <br />2. N. 68055' W. 113.88 feet to a concrete monument, <br />3. N. 39037' W. 175.88 feet to a concrete monument, and <br />4.
