I TRACT C FIELD NOTE DESCRIPTION PREPARED FROM PUBLIC RECORDS AND OFFICE COMPUTATIONS OF 72.63 ACRES, MORE OR LESS, OF LAND AREA OUT OF THE J.M. VERAMENDI LEAGUE NO.1, IN HAYS COUNTY, TEXAS BEING A I PORTION OF THAT SUBDIVISION KNOWN AS SHERILYN ESTATES AS RECORDED IN VOLUME 1, PAGE 83 OF THE HAYS COUNTY PLAT RECORDS, SAID SUBDIVISION WAS VACATED BY ACTION OF THE SAN MARCOS CITY COUNCIL AND THE HAYS COUNTY COMMISSIONER'S COURT DURING JANUARY, 1973 AND RECORDED IN VOLUME 225, PAGE 777 OF THE HAYS COUNTY DEED RECORDS, AND BEING A PORTION OF THAT 150.82 ACRE TRACT CONVEYED BY HANNO GUENTHER, TRUSTEE, TO RICHARD L. BURDICK BY DEED DATED DECEMBER 10, 1969 AND RECORDED IN VOLUME 234, PAGE 99 OF THE HAYS COUNTY DEED RECORDS AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: I BEGINNING at a point for the west corner of Sherilyn Estates and this tract, on the southeast line of I.H. 35 and for the north corner of 118.54 acre tract conveyed by Charles Fehlis to Max C. Smith by deed dated January 17, 1949 and recorded in Volume 143, Page 40 of the Hays County Deed Records; THENCE with the common line of I.H. 35 and Sherilyn Estates N44048'E 1711.31 feet to a point for the north corner of this tract and the west corner of that 100 foot wide strip of land called "ParciHOne" as conveyed by Richard L. Burdick, et aI, to Hays County, Texas by deed dated June 5, 1974 and recorded in Volume 268, Page 253 of the Hays County Deed Records; THENCE wi th the southwest line of said "Parcel One" ,crossing said Sherilyn Estates and entering the Burdick 150.82 acre tract S45000'E 441.6 feet to a point for the beginning of a left-breaking curve; THENCE contin\ling with the southwest line of "Parcel One" and with a left-breaking curve having the following chdracteristics: central angle = 32030'00", radius 614.6 feet, arc length = 348.62, tangent = 179.14 feet and a chord whose bearing and length are S61015'E 343.97 feet; THENCE continuing with the southwest line of "Parcel One" S77030'E 259.6 feet to a point for the beginning of a right- breaking curve; THENCE continuing with the southwest line of "Parcel One" and a right-breaking curve having the following characteristics: central angle = 33017'00", radius = 401.8 feet, arc length 233.4 feet, tangent = 120.1 feet and a chord whose bearing and length are S60051'30"E 230.1' feet;
