<br />I <br /> <br />I <br /> <br />-4- <br /> <br />to provide improved ingress or egress to the property unless <br /> <br />such roads and paths shall be part of the master development <br /> <br />plan for this property owned by the City. <br />10. UTILITIES: Lessee agrees to bear the costs of <br /> <br />installation of utility lines and connections and for its <br /> <br />portion of the electricity and gas utilities furnished at the <br /> <br />classroom and office facilities. <br /> <br />11. SAFETY AND PERSONNEL CONDUCT; Lessee agrees to apply <br /> <br />and to enforce safety regulations and rules of personal conduct <br /> <br />of its employees, agents, representatives, and customers in <br /> <br />the operation of its business and to comply with FAA require- <br /> <br />ments as to marking of facilities to provide adequate notice <br /> <br />to aircraft operators. <br /> <br />12. SIGNS AND IDENT1FICATION: Lessee shall have the right <br /> <br />to erect its signs on all portions of the demised property <br /> <br />subject to applicable laws and restrictions. Lessee shall <br /> <br />remove all signs at the termination of this lease and shall <br /> <br />repair any damage and enclose any holes caused by such removal. <br /> <br />The expense for the materials, painting, and installation of <br /> <br />signs that Lessee needs shall be its expense. <br /> <br />Design, size, content, color scheme, and location of such <br /> <br />signs must be on the property and if signs or identification are <br /> <br />needed at other locations or property owned by the City, a <br />request for same will have to be in writing and approved by <br />the City Manager. <br /> <br />City represents to Lessee that Lessee may use the property <br /> <br />for the purposes set out herein, and that all necessary govern- <br /> <br />mental and administrative agency permission including that of <br /> <br />the Federal Aviation Administration for use of said property <br />II has been granted prior to the effective date of this Lease <br />Agreement. <br /> <br />13. FIRE HYDRANTS; <br /> <br />City agrees to make available to <br /> <br />Lessee all necessary connectIons parts and fire hydrant wrench <br /> <br />to enable Lessee to apply water from the fire hydrants located <br /> <br />on the property to its skid areas on the ramp. Lessee represents <br /> <br />to the City that it will exercise due diligence and care in <br />
