BY GENERAL WARRANTY DEED RECORDED IN VOLUME 3198 PAGE 68 OF THE OFFICIAL PUBLIC RECORDS OF HAYS COUNTY, TEXAS, AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: BEGINNING FOR REFERENCE at a capped iron rod found (marked "Byrn') at an angle corner of that certain (174.27 acre) tract of land as conveyed to Craddock Avenue Partners, L.L.C. by General Warranty Deed recorded in Volume 3198 Page 68 of the Official Public Records of Hays County, Texas, and for the Southeast corner of Lot 5, Block B, Section One Bishop Crossing Subdivision, a subdivision in Hays County, Texas, according to the map or plat thereof recorded in Volume 9 Page 261 of the Plat Records of Hays County, Texas, and being in the City Limit Line of the City of San Marcos, and from which a 60D nail found for the Southwest corner of Lot 9, Block C, of said Section One Bishop Crossing Subdivision, bears S 86 deg. 16'45" W 576.44 ft., and also from which a capped iron rod found (marked "Byrn ") in the curving South right -of -way line of Bishop Street for the • Northeast corner of Lot 1, Block B, of said Section One Bishop Crossing Subdivision bears N 03 deg. 51'12" W 353.26 ft.; THENCE entering the interior of said Craddock Avenue Partners (174.27 acre) tract with the City Limit Line of the City of San Marcos, the following two (2) courses; 1) N 86 deg. 16'45" E 110.21 ft.; 2) S 45 deg. 37'08" W 138.89 ft. to a point for a Northwesterly angle corner and PLACE OF BEGINNING of the herein described tract; THENCE continuing across the interior of said Craddock Avenue Partners (174.27 acre) tract with a Northeasterly line of this tract, S 47 deg. 03' 06" E 141.95 ft. to a point f6r a Northeasterly angle corner of this tract; THENCE continuing across the interior of said Craddock Avenue Partners (174.27 acre) tract the Southeasterly line of this tract, the following six (6) courses; I) along a curve to the left with a radius of 955.00 ft. for an arc length of 169.56 ft. and which chord bears S 37 deg. 42'28" W 169.34 ft. to a point of tangency; • end of Page 1
