<br />180-j <br /> <br />Section C. Preliminary Plat. <br /> <br />The subdivider shall cause to be prepared a preliminary plat, <br />by a surveyor or engineer, of unplatted land which a subdivider <br />expects to develop within two (2) years of the submission of said <br />preliminary plat in accordance with Article VI, Section B, herein. <br /> <br />Section D. Submission of Preliminary Plat. <br /> <br />I <br /> <br />A preliminary plat of the proposed subdivision shall first <br />be submitted to the Commission for approval before the preparation <br />of the final plat. Twelve (12) copies of the plat shall be tendered <br />with a letter of transmittal to the Director of Public Works at <br />least ten (10) days prior to the meeting of the Plat Review <br />Committee at which time the plat is to be considered. Such plat <br />shall be accompanied by a fee of Twenty Dollars ($20.00) per <br />plat, plus One Dollar ($1.00) per lot. The fee shall be Twenty <br />Dollars ($20.00) per plat, plus Five Dollars ($5.00) per acre for <br />multi-family dwelling areas, commercial or industrial areas, <br />and other areas not subdivided into lots. Fee is nonrefundable; <br />however, credit will be given to a subdivider, subject to modifi- <br />cations made to plat receiving disapproval,upon submission of <br />preliminary plat. <br /> <br />Section E. Processing of Preliminary Plat. <br /> <br />1. The Director of Public Works shall review the preliminary <br />plat as ~o its conformity with this Ordinance. <br /> <br />2. The Director of Public Works shall transmit copies of <br />the preliminary plat to the Plat Review Committee and <br />to all utility companies which may be affected and to <br />county departments when the site to be subdivided is <br />located outside the City Limits, for review and recom- <br />mendation in relation to specific service problems. <br /> <br />I <br /> <br />3. The Plat Review Committee shall render a decision on the <br />preliminary plat within ten (10) days after. its submission <br />to the Plat Review Committee, unless such time is extended <br />by agreement of the subdivider or his agent. Such <br />decision may consist of approval; disapproval, or ~onditional <br />approval. Conditional approval shall be considered to be <br />approval subject to conformity with conditions prescribed <br />by the Plat Review Committee, but shall be deemed to be <br />a disapproval of such preliminary plat until such condi- <br />tions are met, as verified by the,Director of Public <br />Works. All objections made to the preliminary plat, or <br />conditions imposed, shall be furnished to the subdivider <br />in writing. Disapproval of the preliminary plat will <br />require the subdivider to re-submit the plat in accordance <br />with paragraph 3 of this section, or to appeal in writing <br />to the Commission, with a copy to the City Manager, <br />within sixty (60) days after receiving disapproval. <br /> <br />4. The Plat Review committee shall submit the preliminary <br />plat to the Commission with its.recommendation. <br /> <br />I <br /> <br />5. The Commission shall render a decision on the preliminary <br />plat within thirty (30) days after submission by the Plat <br />Review Committee, unless such time is extended by agree- <br />ment of the subdivider or his agent. Such decision may <br />consist of approval, disapproval, or conditional approval. <br />Conditional approval shall be considered to be approval <br />subject to conformity with conditions prescribed by the <br />Commission, but shall be deemed to be a disapproval of such <br />plat until such conditions are met, as verified by the <br />Director of Public Works.
