WILLIAMS SURVEY IN HAYS COUNTY, TEXAS, BEING A PORTION OF A 1.855 ACRE TRACT DESCRIBED IN A GENERAL WARRANTY DEED TO CARMA BLANCO VISTA, LTD., DATED NOVEMBER 9, 2006 AND RECORDED IN VOLUME 3051, PAGE 217 OF THE OFFICIAL PUBLIC RECORDS OF HAYS COUNTY, TEXAS; SAID 0.865 ACRE TRACT BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: BEGINNING a 112" rebar with cap set for the most northerly comer of the said 1.855 acre tract, being in the apparent southeast right-of-way fine of Post Road (falls within railroad right -of -way), and being in the northwest line of a 49.618 acre tract described in Volume 1340, Page 553 of the Official Public Records of Hays County, Texas, from which a 1/2" rebar found at an angle point in the northwest line of the 49.618 acre tract bears North 35 054'14" East, a distance of 84.98 feet; THENCE with the northeast line of the 1.855 acre tract, crossing the 49.618 acre tract, the following two (2) courses: 1. South 54 011'23" East, a distance of 172.82 feet to a 112" rebar with cap set; 2. South 34 °41'04" East, a distance of 455.64 feet to a 112" rebar with cap set, being 100' from and parallel to the southwest line of Yarrington Road, as established in Volume 4, Page 198 of the Plat Records of Hays County, Texas (Replatted in Volume 9, Page 356); THENCE North 47 °30'06" West, with said line, crossing the 1.855 acre tract, a distance of 606.58 feet to a point in the northwest line of the 1.855 acre tract, being also the apparent southeast right -of -way line of Post Road, from which a 112" rebar found for the most westerly comer of the 1.855 acre tract bears South 35 °54'14" West, a distance of 48.25 feet; THENCE North 35 °54' 14" East, with said line, a distance of 81.49 feet to the POINT OF BEGINNING.
