THE STATE OF TEXAS COUNTY OF HAYS KNOW ALL MEN BY THESE PRESENTS: That the City of San Marcos, Texas, a municipal corporation of Hays County, Texas, existing by and under authority of the State of Texas, acting through its Mayor Emmie Craddock duly authorized by Ordinance enacted August 24, 1981, hereinafter "Grantor", for and in consideration of the sum of One Thousand Dollars ($1,000.00), in hand paid by Claudio Flores, of Hays County, Texas, hereinafter "Grantee", the receipt of which is hereby acknowledged, has GRANTED, SOLD, and CONVEYED, and, by these presents, does GRANT, SELL and CONVEY to Grantee all the following described property to-wit: A Part of Lot Fifty-nine (59), in the Revision of Riverside Addition, to the City of San Marcos, Hays County, Texas, according to the map or plat thereof, of said additi'on on record in Volume 117, Page 448, Hays County Deed Records, more particularly described as follows: BEGIN at the Northwest corner of said Lot No. Fifty- nine (59) of the Riverside Addition to the City of San Marcos, such corner being the corner formed by the intersection of Grove and McKie Streets; THENCE in a Southerly direction with the most Eastern line of McKie Street, and the most Westerly line. of said Lot No. Fifty-nine (59), 75.09 feet to the beginning corner of the tract hereby conveyed; THENCE continuing in a Southerly direction with the most Eastern line of McKie Street 50.0 feet to the Southwest corner of tract hereby conveyed, said corner being formed by the intersection of McKie Street and a fifteen (15) foot alley-way; THENCE in a Easterly direction with the-most Northerly line of said fifteen (15) foot alley-way 66.8 feet to the Southeast corner of the tract hereby conveyed; THENCE at right angles to the last-mentioned call, and parallel with the most Eastern line of McKie Street, 50.0 feet in a Northerly direction with the most Eastern line of said Lot No. Fifty-nine (59) to the Northeast corner of the tract hereby conveyed; THENCE at right angles to the last-mentioned call, and parallel with the most Northerly line of said fifteen (15) foot alley-way, to the beginning corner of the tract hereby conveyed, being a tract of land fronting fifty feet on the most Eastern line of McKie Street and running back between parallel lines to the most Eastern line of said Lot No. Fifty- nine (59). TO HAVE AND HOLD the above-described premises, together with all and singular, the rights and appurtenances thereto in anywise belonging unto said Grantee, his heirs and assigns forever. And, Grantor does hereby bind itself, its legal representatives and assigns, TO WARRANT AND FOREVER DEFEND all and singular the
