Surveying and Mapping TRACT 1 Officè: 512·443-1724 Fax: 512-441·6987 21. 2807 Manchaca·Road Building One Austin, Texas 78704 58.694 ACRES TRACT FOUR-A A DESCRIPTION OF 58.694 -ACRES OF lAND, OUT OF THE WILLIAM WARD lEAGUE SURVEY, HAYS COUNTY, TEXAS, BEING A PORTION OF THAT CERTAIN 64.873 ACRE (FIRST TRACT) TRACT DESCRIBED IN A WARRANTY DEED WITH VENDOR'S LIEN TO FRANK HERNANDEZ AND WIFE, ROBIN WATSON DATED JANUARY 6, 1999 AND APPEARING OF RECORD IN VOLUME 1498, PAGE 500 OF THE DEED RECORDS OF HAYS COUNTY, TEXAS; SAID 58.694 ACRE TRACT BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOllOWS: BEGINNING at a 1/2" rebar with cap set at the north corner of the said 64.873 acre tract (first 64.873 acre tract), being in the southwest line of a 199.238 acre tract described in a deed of record in Volume 427, Page 419 of the Deed Records of Hays County, Texas, being also at the easternmost corner of another 64.873 acre tract (second 64.873 acre tract) described in a deed of record in Volume 1498, Page 467 of the Deed Records of Hays County, Texas, from which a 1/2" rebar toundtor the northwest corner at the said second 64.873 acre tract bears North 47°55'01" East, a distance of 849.78 feet; THENCE South 47°55'01" East, along the northeast line at the first 64.873 acre tract, being the southwest line of the said 199.238 acre tract, a distance of707.02 feet to a 1/2" rebar found in the northwest right-at-way line at the International & Great Northern Railroad (200' right-of-way), at the east corner at the first 64.873 acre tract, being at the south corner of the said 199.238 acre tract; THENCE South 34°19'42" West, with the northwest right-at-way line at the International & Great Northern Railroad, being the southeast line of the first 64.873 acre tract, a distance at 1708.00 feet to a 3/8" rebar found at the nòrtheast comer of a3 acre tract described in a Warranty Deed to James D. Neill, dated November 6, 1996, and appearing of record in Volume 1274, Page 329 of the Deed Records of Hays County, Texas; THENCE departing the northwest right-ot-way line of the International & Great Northern Railroad, South 42°30'44" West, along the common line of the first 64.873 acre tract and the said 3 acre tract, a distance ot 1347.25 teet to a 1/2" rebar with cap set in the proposed realigned northeast right-at-way line of Old Stagecoach Road (100' proposed right-of-way width), from which a 1/2" rebar with cap set inthe northeast right-ot-way line of Old Stagecoach Road (right-at-way width varies) at the south corner at the first 64.873 acre tract, being in the northwest line at the 3 acre tract, bears South 42°30'44" West, a distance at 29.30 feet;
