DATED RECORDED IN VOLUME 3206, PAGE 512 OF THE DEED RECORDS OF HAYS COUNTY, TEXAS (D.R.H.C.T.), SAID 48.2-ACRE TRACT, AS SHOWN ON THE ACCOMPANYING SKETCH, BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: BEGINNING at the easterly southeast corner the said 259.52-acre tract and being the southwesterly corner of a 6.11-acre tract of land described in a deed to the Lower Colorado River Authority recorded in Volume 247, Page 378, of the D.R.H.C.T. and lying on the northerly line of a 495.180-acre tract described in a deed to Escarent Entities, L.P. recorded in Volume 1659, Page 439, D.R.H.C.T. for the southeasterly corner hereof, Thence N 46d 40119" W with the southerly line of the said 259.52-acre tract and the northerly line of the said 495.180-acre tract for a distance of 1037.42 feet to an angle point for the southwesterly corner hereof; Thence N 42d 47118" E through the interior of the said 259.52-acre tract for a distance of 1981.19 feet to an angle point lying on the northerly line of the said 259.52-acre tract and lying on the southerly line of McCarty Lane, also known as Hays County Road No. 233, a variable width public right-of-way for the northwesterly corner hereof; Thence S 46d 11'54" E with the northerly line of the said 259.52-acre tract and with the southerly line of McCarty Lane for a distance of 977.76 feet to an angle point; Thence S 45d 29117" E, continuing with the northerly line of the said 259.52-acre tract and with the southerly line of McCarty Lane for a distance of 107.15 feet to an angle point at the northeasterly corner of the said 259.52-acre tract and also being the northwesterly corner of a tract of land being a portion of a 73.893-acre remainder of a tract of land described in a deed to Edmund Jaster, et al recorded in Volume 1276, Page 880, D.R.H.C.T., for the northeasterly corner hereof; Thence with the easterly line of the said 259-52-acre tract and the westerly lines of the said Jaster and Lower Colorado River Authority tracts, the following three courses: 1. S 43d 45'11" W for a distance of 980.56 feet to an angle point; 2. N 46d 26'10" W for a distance of 13.89 feet to an angle point; 3. S 43d 46105" W for a distance of 990.36 feet to the POINT OF BEGINNING and containing 48.2-acres of land, more or less.
