DESCRIPTION FOR ZONING PURPOSE <br />DESCRIPTION OF 28.68 ACRES, MORE OR LESS, OF LAND AREA IN <br />THE CITY OF SAN MARCOS, HAYS COUNTY, TEXAS BEING A PORTION <br />OF LOT 1 OF THE NATIONAL SUPPLY SUBDIVISION AS RECORDED IN <br />VOLUME 4, PAGE 343 OF THE HAYS COUNTY PLAT RECORDS, BEING A <br />PORTION OF THAT TRACT DESCRIBED AS 58.43 ACRES IN A DEED <br />FROM WEATHERFORD ARTIFICIAL LIFT SYSTEMS, INC. TO HUNTER <br />ROAD I, L.P. DATED FEBRUARY 17, 2005 AND RECORDED IN VOLUME <br />2701, PAGE 364 OF THE HAYS COUNTY OFFICIAL PUBLIC RECORDS, <br />AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS <br />AS FOLLOWS: <br />BEGINNING at a 4" iron rod set in 1993 in the northwest <br />line of the Missouri Pacific Railroad right-of-way for the <br />east corner of Lot 1, National Supply Subdivision and the <br />Hunter Road I, L.P. 58.43 acre tract and south corner of <br />Lot 1, San Marcos Distribution Center Subdivision as <br />recorded in Volume 2, Page 272, of the Hays County Plat <br />Records; <br />THENCE leaving Lot 1, San Marcos Distribution Center <br />Subdivision and PLACE OF BEGINNING with the common <br />southeast line of Lot 1, National Supply Subdivision and <br />the Hunter Road I, L.P. 58.43 acre tract and northwest line <br />of the Missouri Pacific Railroad R.O.W., S 49°19'59" W <br />594.50 feet to a ;i" iron rod set in 2005 for an easterly <br />south corner of that tract described as 19.10 acres in a <br />deed from Weatherford Artificial Lift Systems, Inc., to <br />Hunter Road II, L.P. dated March 10, 2005 and recorded in <br />Volume 2701, Page 369 of the Hays County Official Public <br />Records; <br />THENCE leaving the railroad R.O.W. with the common south <br />line of the Hunter Road I, L.P. 58.43 acre tract and <br />.northeast and northwest line of the Hunter Road II, L.P. <br />19.10 acre tract the following four courses: <br />1. N 40°32'31" W 763.81 feet to a vi" iron rod set in <br />2005 for the interior south corner of the Hunter <br />Road I, L.P. 58.43 acre tract and north corner of <br />the Hunter Road II, L.P. 1910 acre tract, <br />2. S 49°29'13" W 183.44 feet to a 1-i" iron rod set in <br />2005, <br />3. with a right breaking curve having the following <br />characteristics: central angle = 134°55'06", radius <br />= 60.00 feet, arc length = 141.28 feet, and a chord <br />which bears S 49°29'13" W 110.83 feet to a li" iron <br />rod set in 2005, and <br />4.
