TEXAS, BEING THE SAME MEINERS STREET SITUATED <br />BETWEEN AQUARENA SPRINGS DRIVE AND THORPE LANE, CHARLES MEINERS <br />SUBDIVISION, AS RECORDED IN VOLUME 112, PAGE 341, THE DEED RFCORDS OF <br />HAYS COUNTY, TEXAS AND BEING MORE PARTICULARLY DESCRIBED BY METES <br />AND BOUNDS AS FOLLOWS: <br />BEGINNING at a point in the south right-of-way line of Aquarena Springs Drive (120' <br />R.O. W.), and for the north corner of the herein described easement, from which a '/2 inch iron rod <br />found for the west corner of a called Lots I 1-15 and part of Lot 10, Millview Addition, conveyed <br />to Wayland J. F.ndsley and Charlotte Endsley in Volume 513, Page 785, The Real Property <br />Records of Hays County, Texas and for the north corner of said Meiners Street bears <br />North 86°50'51" East, a distance of 4.96 feet; <br />THENCE crossing said 0.090 acre tract the following three (3) courses: <br />1) South 42°19'23" East a distance of 75.17 feet, to a point <br />2) South 34°36'25" East a distance of 37.71 feet, to a point <br />3) South 43°28'41" East a distance of 6.01 feet, to a point in the southeast line of said <br />0.090 acre tract and for the east corner of the herein described easement, from which a <br />'/i inch iron rod found in the southwest line of said Lots I 1-15 and part ol'Lot 10 and <br />for the east corner of said 0.090 acre tract bears North 49°09'46" East a distance of <br />14.08 feet; <br />THENCE with southeast line of said 0.090 acre tract, South 49°09'46" East a distance of" 16.46 <br />feet, to a point in the northeast line of a called 0.545 acre tract conveyed to Aquarena Plaza LLC <br />in Volume 3333, Page 642. The Official Public Records of Hays County, "texas, for the south <br />corner of said 0.090 acre tract and the herein described easement; <br />THENCE with the northeast line of said 0.545 acre tract, North 44°55'12" West a distance of" <br />140.90 feet, (called North 44°55' 12" West), to a 1 inch iron pipe found in said south right-of= <br />way line of Aquarena Springs Drive, for the north corner of said 0.545 acre tract, for the west <br />corner of said 0.090 acre tract and the herein described easement; <br />THENCE with said south right-of-way line of Aquarena Springs Drive, North 86°50'51" East a <br />distance of 35.83 feet, to the POINT OF BEGINNING and containing 3,026.92 square feet of <br />land. <br />The BEARING BASIS is the monumented northeast line of said 0.545 acre tract, <br />North 44°55112" West a distance of 145.58 feet, (called North 44°55' 12" West, 145.58 feet). <br />I, Shawn T.
