<br />BETWEEN AQUARENA SPRINGS DRIVE AND THORPE LANE; CHARLES MEINERS
<br />SUBDIVISION, AS RECORDED IN VOLUME 112, PAGE 341, THE DEED RECORDS OF
<br />HAYS COUNTY, TEXAS AND BEING MORE PARTICULARLY DESCRIBED BY METES
<br />AND BOUNDS AS FOLLOWS:
<br />BEGINNING at a point in the northwest right-of-way line of Thorpc Lane (60' R.O. W.), for the
<br />east corner of the herein described easement, from which a '/2 inch iron rod found for the east
<br />corner of said Meiners Street and for the south corner of Lots 11-15 and part of Lot 10, Millview
<br />Addition conveyed to Wayland J. Endsley and Charlotte Endsley in Volume 513, Page 785, The
<br />Real Property Records of Hays County, Texas bears North 45°17'50" East, a distance of 30.50
<br />feet;
<br />THENCE with said northwest right-of-way line of Thorpe Lane, South 45°17'50" West, a
<br />distance of 21.14 feet, to a %2 inch iron rod found at the intersection of said northwest right-of-
<br />way line of Thorpe Lane and said southwest right-of-way line of Meiners Street, for the east
<br />corner of Lots I & 2 of said Charles Meiners Subdivision, conveyed to Aquarena Plaza, LLC in
<br />Volume 3354, Page 306, The Official Public Records of Hays County, Texas, and for the south
<br />corner of the herein described easement:
<br />THENCE with the northeast line of said Lots 1 & 2, Charles Meiners Subdivsion,
<br />North 44°55'12" West, a distance of 119.88 feet, (called North 45° West, 120 feet), to a''/2 inch
<br />iron rod found for the east corner of a called 0.545 acre tract conveyed to Aquarena Plaza, LLC
<br />in Volume 3333, Page 642, The Official Public Records of Hays County, Texas, for the north
<br />corner of said Lots 1 & 2, Charles Meiners Subdivision and for a point for angle in the northwest
<br />line of the herein described easement;
<br />THENCE with the northeast line of said 0.545 acre tract, North 44°55' 12" West a distance of
<br />4.68 feet, (called North 44°55' 12" West), to a'/2 inch iron rod found for the west corner of said
<br />0.086 acre tract and the herein described easement;
<br />THENCE with northwest line of said 0.086 acre tract, North 49°09'46" East a distance of
<br />16.46 feet, to a point for the north corner of the herein described easement, from which a'/ inch
<br />iron rod found in the southwest line of said Lots 11-15 and part of Lot 10, for the north corner of
<br />said 0.086 acre tract bears North 49°09'46" East a distance of 14.08 feet;
<br />THENCE crossing said 0.086 acre tract the following three (3) courses:
<br />1) South 43°28'41" East a distance of 72.75 feet, to a point
<br />2) North 44°30107" East a distance of 6.32 feet, to a point
<br />3) South 45°1.0'43" East a distance of 50.81 feet, to the POINT OF BEGINNING and
<br />containing 2,202.82 square feet of land.
<br />The BEARING BASIS is the monumented northeast line of said 0.545 acre tract,
<br />North 44°55'12" West a distance of 145.58 feet, (called North 44055-12" West, 145.58 feet).
