126. 117.834 Acres lof5 DESCRIPTION FOR A 117.834 ACRE TRACT OF LAND PARTLY SITUATED IN THE WILLIAM WARD SURVEY, ABSTRACT NUMBER 467, AND PARTLY IN THE JOEL MINER SURVEY, ABSTRACT NUMBER 324, HAYS COUNTY, TEXAS, BEING A PORTION OF A CALLED 239.38 ACRES TRACT OF LAND AS DESCRIBED IN THAT DEED TO PERRY FINANCIAL CORPORATION RECORDED IN VOLUME 1514, PAGE7~5 OF THE DEED RECORDS OF SAID COUNTY, 'SAID 117.834 ACRES BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: BEGINNING at a W' iron rod found for the northeast corner of said 239.38 acre tract, said point being also at the' southeast corner of a called 27.4 acre tract of land as described in that deed to Charles D. Nash, Jr. recorded in Volume 1892, Page' 7 of the deed records of said county, said point being also on the west right-of-way line of I. H,35, for the northeast comer hereof; THENCE the east boundary line of said 239.38 acre tract, being also the west right-of- way line of I.H. 35, S 25°23'00" W, passing at a distance of 457.94 feet a W' iron rod found, in all a total distance of 5037.62 feet to a Y2"iron rodfound at the southeast corner of said 239.38 acre tract, said point being also at the northeast comer of a called 53.03 acre tract of land as described in that deed to Dorsett Ditching Co. recorded in Volume 683, Page 5 of the deed records of said county, for the southeast comer hereof; THENCE with the a south boundary line of said 239.38 acre tract being also the north boundary line of said 53.05 acre tract, N 44°49'40" W a distance of 811.32 feet to a point, for an angle point hereof; THENCE over and across said 239.38 acre tract the following forty (40) courses and distances: 1. N43°18'41" E a distance of 876.77 feet to a point, for a non-tangent point of curvature hereof; 2. with the arc a curve to the right, having an arc distance of 523.32 feet, a radius of 817.07 feet, a central angle of 36°41 '50" and a chord which bears N 21°41"32" W a distance of 514.42 feet to a point, for a point of non-tangency hereof; 3. S 84°45'37" W a distance of 77.09 feet to a point, for a non-tangent point of curvature hereof; 4. with the arc a curve to the left, having an arc distance of 153.92 feet, a radius of 206.54 feet, a central angle of 42°42'00" and a chord which bears S 64°36'43" W a distance of 150.39 feet to a non-tangent point, for an angle point hereof; 5.
