Based on the criteria above, staff believes the applicant's request is consistent with adopted policies and <br />• plans of the city regarding development in this area. The request is reasonable based on the rezoning of <br />the abutting property, the proximity to major and minor traffic arterials, the surrounding land use, and the <br />development pattern in that part of the neighborhood. After considering the public input, the Commission is charged with making an advisory <br />recommendation to the City Council regarding the request. The City Council will ultimately decide whether <br />to approve or deny the zoning change request.
