Prior to obtaining any final plat for <br />any portion of the Property, a license agreement with the Developer shall be <br />executed setting forth responsibilities and minimum standards for maintenance <br />of certain public easements and right of ways to be more fully described therein. <br />The license agreement shall require prior written City approval before <br />modification of improvements situated in public easements and rights of way <br />maintained by Developer thereunder. Developer's obligations under the <br />agreement shall be assignable to the Operator under the O.E.A. <br />15.0 MISCELLANEOUS. <br />15.1 Cross-site calculations and transfers will be kept on a project-wide basis at the <br />responsibility of Developer and/or Owner and will be submitted with each site <br />developnent permit in order to compute impervious cover and landscape <br />• calculations. <br />15.2 The Developer and/or Owner understands and acknowledges the Property will <br />be bound by the provisions of these development standards as though they were <br />conditions, restrictions and limitations on the use of the Property under the <br />City's zoning ordinances. <br />15.3 These covenants run with the title to the Property and are binding on the <br />Developer, Owner and their successors and assigns. <br />16.0 CONSTRUCTION. <br />16.1 Any building constructed on the site that implements provisions of the applicable <br />International Building Code, 'Unlimited Building Area', shall meet all the <br />following requirements: <br />1. The building will be constructed to the requirements of Type 11-B as defined <br />in the applicable International Building Code. <br />2. The building will be provided with an automatic fire extinguishing system in <br />accordance with the applicable International Building Code. <br />• 3.
