Impervious <br />cover calculations will be loept on a project-wide <br />basis at the responsibility of the Developer and/or <br />Owner and will be included in the site development <br />permit plans. <br />11.0 Phasing <br />Code <br />PDD <br />The first phuc of projwl development will. at a <br />minimum, include the construction of all major <br />infrastructure, i.e. the Barnes Drive extension, the <br />public road south of the channel, public utilities <br />smith of the charnel, drainage channel and water <br />quality ponds. <br />A project phasing plan will be submitted for <br />approval prior to any final platting or site <br />preparation permit to allow for both flexibility in <br />completion and compliance with all aspects of this <br />PDD and applicable provisions of the Code. <br />12.0 Platting <br />Corse <br />PDD <br />Irregularly shaped lots shall have suflicicnl width <br />at the building line to meet lot width frontage <br />requirements of the appropriate zoning district <br />(non-residenltal lots shall have a minimum 50 feet <br />of frontage), and shall provide a reasonable <br />building pad without encroachment into front, side <br />or rear yard setbacks or into any type of easement. <br />Also the rear width shall be sufficient to provide <br />access for all necessary utilities, including amess <br />for drivewa ss and solid waste collection when <br />lrrogular lot configurations are permitted to <br />accommodate parking for each lot. It is <br />mderslood this may limit turcain uses on IoLR_ <br />Three-to-one lot ratio regulations will not apply to <br />lots west of Davies Drive. <br />Up to 2 flag lots may be allowed as an exception to <br />platting standards on GC. zoned lots west of Barnes <br />drive.
