b) Building plans, as needed, to construct the new concession building within the park. <br />These building plans will include floor plans, elevations, wall sections, interior finish <br />plans, elevations, and construction details needed for construction. <br />c) Grading plans with vertical information necessary for construction. In addition, the <br />Consultant will provide site drainage and storm sewer plans with information <br />necessary for construction with site details indicating specific information and data <br />necessary for construction site improvements. <br />d) Landscape and irrigation plans and details necessary for construction of the park <br />improvements portion of the Project. The Consultant assumes that the water source <br />for the irrigation will be from a metered potable water line that may be supplemented <br />with treated water from the adjacent City of San Marcos Water Treatment Plant. <br />e) Texas Commission on Environmental Quality (TCEQ) general permit (TPDES <br />construction General Permit TXR 150000). <br />f) The Storm Water Pollution Prevention Plan. Both parties understand that the <br />construction contractor must display the plan at the job site and update the plan <br />according to the requirements listed in the Storm Water Pollution Prevention Plan <br />( "SW3P "). Both the City and the Consultant understand that it is the construction <br />contractor's responsibility to follow the plan and to notify the City's separate storm <br />water sewer system (MS4) operator within 48 hours prior to the start of construction. <br />The Consultant will notify the City of the contractor's compliance with the SW3P and <br />the required notification prior to the start of the construction. A Notice of Intent <br />(NOI) form and an application fee is required under large construction activity <br />guidelines. The Consultant will include a Construction Site Notice within the SW3P. <br />By law, this is a separate plan from the erosion and sedimentation control plan <br />contained in the construction drawings and is a compliance document which both the <br />City and the construction contractor are required by federal law to follow. <br />g) The Consultant's summary letter /drainage report addressing requirements of the City <br />with respect to site drainage. <br />h) A water service plan based on the City's design criteria. The water service plan will <br />include the proposed water line from the existing nearby water source to the new <br />concession building. <br />1.6.2 Assist the City by preparing the bid sheet and submitting the document to the City in <br />Word format. In addition, the Consultant will complete a construction contract checklist as well <br />as assist the City in any further preparation of construction contract documents using City forms <br />based on the approved design development documents and any further adjustments authorized by <br />the City in the scope, quality or budget of the Project. <br />1.6.3 Provide three sets of construction drawings to the City; one set will be full -size drawings <br />and two sets will be half -size drawings.
