53. DESCRIPTION PREPARED FOR ZONING PURPOSES OF 2.9 ACRES, MORE OR LESS, OF LAND AREA IN THE J.M. VERAMENDI LEAGUE NO.1, CITY OF SAN MARCOS, HAYS COUNTY, TEXAS, BEING A PORTION OF THAT TRACT DESCRIBED AS 39.753 ACRES IN A DEED FROM MARY ANNE HOOD, TRUSTEE TO SMWWIP, LIMITED DATED JULY 26, 2001 AND RECORDED IN VOLUME 1852, PAGE 39 OF THE HAYS COUNTY OFFICIAL PUBLIC RECORDS, AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: COMMENCING at a 'h" iron rod found for the cornmon south corner of Guilford Avenue and the west corner of Lot 1, Block 1, Section 3, McKinley Place as recorded in Volume 9, Page 8 of the Hays County Plat Records and a point in the northeast line of the SMWWIP 39.753 acre tract; THENCE leaving Guilford Avenue and entering the SMWWIP 39.753 acre tract, S 450 08' 28" W 41.34 feet to a 'h" iron rod set for the north corner and PLACE OF BEGINNING of the herein described tract; THENCE leaving the PLACE OF BEGINNING, as shown on that plat numbered 25144-01-2a-a dated October 18, 2001 as prepared for zoning purposes for SMWWIP, Limited by Byrn & Associates, Inc. of San Marcos, Texas, S 440 51' 00" E 773.03 feet to a 'h" iron rod set for the east corner of this tract in the cornmon southeast line of the SMWWIP 39.753 acre tract and the northwest line of Lot 1B Jackson Chapel Addition recorded in Volume 9, Page 30 of the Hays County Plat Records; THENCE with said cornmon line, S 430 55' 46" W 160.44 feet to a 'h" iron rod set for the south corner of this tract; THENCE entering the SMWWIP 39.753 acre tract, N 440 51' 00" W 776.42 feet to a 'h" iron rod set for the west corner of this tract; THENCE N 450 08' 28" E 160.40 feet to the PLACE OF BEGINNING. There are contained within these metes and bounds 2.9 acres, more or less, of land area as prepared from public records and a survey made on the ground on October 18, 2001 by Byrn & Associates, Inc. of San Marcos, Texas.
