McCOY <br />and EMMETT F. McCOY, (hereinafter referred to as <br />"Grantors"), of P. O. Box 1424, City of San Marcos, County <br />of Hays, State of Texas 78667, for and in consideration of <br />the sum of ten and 00/100 dollars ($10.00), and other <br />valuable consideration to the undersigned paid by the CITY <br />OF SAN MARCOS, (hereinafter referred to as II Grantee"), of <br />630 Hopkins Street, City of San Marcos, County of Hays, <br />State of Texas 78666, the receipt of which is hereby <br />acknowledged, have GRANTED, SOLD, and CONVEYED, and by these <br />presents do GRANT, SELL, and CONVEY unto said Grantee, all <br />of the following described real property ( "Property" ) in <br />Hays County, Texas, to wit: <br /> <br />A parcel of land containing 14,400 square feet out <br />of the F. M. Stovall Survey No.1, Hays County, <br />Texas, and lying wholly within that 307.12 acre <br />tract conveyed by First Investors Leasing <br />Corporation to Emmett F. McCoy by that deed dated <br />8 March 1974, filed on 11 March 1974, and recorded <br />on 12 March 1974 in the deed records of said <br />county. This 14,400 square foot parcel is shown <br />on a plat of a survey of said parcel by Charles R. <br />Swart, Surveyor, dated 3 September 1982, and is <br />described by metes and bounds as follows: <br /> <br />Beginning at the west corner of the 14,400 square <br />foot parcel, which is marked with an aluminum <br />capped steel rod monument on the southeast line of <br />a fifty foot wide private road; from this west <br />corner an iron pipe marking the east corner of Lot <br />9 of Valley View West, an unrecorded subdivision <br />bears N 440 59' 00" W a distance of 50.00 feet, <br />and thence N 450 01' 00" E a distance of 760.28 <br />feet. From this west corner an iron pipe marking <br />the point of curvature on the southeast line of <br />Lot 8 of said subdivision bears N 440 59' 00" W a <br />
