138. DESCRIPTION OF 1.82 ACRES, MORE OR LESS, OF LAND AREA IN THE J. M. VER3LMENDI LEAGUE NO. 1, ABSTRACT NO. 17, CITY OF SAN PL~RCOS, HAYS COUNTY, TEXAS, BEING A PORTION OF THAT THACT DESCRIBED AS 2.00 ACRES IN A DEED FROM CALVIN HAY COWAN TO HICKY COWAN DATED MARCH 27, 1998 AND RECORDED IN VOLUME 1398, PAGE 43 OF THE .HAYS COUNTY OFFICIAL PUBLIC RECORDS AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: BEGINNING at a ~" iron rod found in the southeast line of F.H. Highway No. 2439 and in the northeast line of the Cowan tract for the common east corner of that tract described as 0.198 acres in a deed from Calvin Ray Cowan et ux to the State of Texas dated December 9, 1997 and recorded in Volume 1381, Page 500 of the Hays County Official Public Records, the south corner of that tract described as 0.630 acres in a deed from Andrew Gary et al to the State of Texas dated December 19, 1997 and recorded in Volume 1381, Page 21 of the Hays County Official Public Records and the west corner of Lot 1, Stagecoach Business Park, a subdivision recorded in Volume 8, Page 336 of the Hays County Plat Records; THENCE leaving the southeast line of F.M. Highway No. 2439 and the PLACE OF BEGINNING as shown on that plat numbered 25237-02-c ~ated April 12, 2002 as prepared for C & G Development by Byrn & Associates, Inc. of San Marcos, Texas, with the common northeast line of the Cowan tract and the southwest line of Lot 1, Stagecoach Business Park, S 45° 15' 00" E (this being the Bearing Basis for this description) 374.47 feet to a %" iron rod found in the northeast line of the remaining portion of that tract described as 70.21 acres in a deed from San Marcos Investments, Inc. to Andrew Gary, Trustee dated October 15, 1981 and recorded in Volume 365, Page 324 of the Hays County Deed Records at the common east corner of the Cowan tract and the south corner of Lot 1, Stagecoach Business Park; THENCE with the common southeast line of the Cowan tract and the northwest line of the Gary tract, S 28° 25' 48" W 219.34 feet to a ~" iron rod found with a plastic cap stamped ~Byrn Survey" in the northeast line of Lot 1, San Narcos Distribution Center, a subdivision recorded in Volume 2, Page 272 of the Hays County Plat Records, for common south corner of this description and the west corner of the Gary tract, from which a ~/8" iron rod found at the record south corner of the Cowan tract bears S 28° 15' 14"~W 5.99 feet; THENCE crossing a portion of the Cowan tract with the northeast line of Lot 1, San Marcos Distribution Center, the following three courses: N 55° 52' 46" W 10.44 feet to a Live Oak tree stump for an angle point, N 45° 59' 06" W 211.51 feet to a 7" Hackberry tree for an Page 1 of 2
