San Antonio St. Suite 100 San Marcos, TX 78666.5568 FIELD NOTE DESCRIPTION OF A 700 SQUARE FOOT BUILDING ENCROACHMENT INTO A DRAINAGE & PUBLIC UTILITY EASEMENT ON LOT 1 -A MOCKINGBIRD HILL VILLAGE TWO SECTION 5 CITY OF SAN MARCOS HAYS COUNTY, TEXAS 512 / 353.3335 FAX 512 / 396 -0224 BEING A 700 SQUARE FOOT BUILDING ENCROACHMENT INTO A 45 FOOT DRAINAGE AND PUBLIC UTILITY EASEMENT ON A PORTION OF LOT 1 -A, MOCKINGBIRD HILL VILLAGE TWO, SECTION 5, A SUBDIVISION RECORDED IN BOOK 15, PAGE 50 OF THE HAYS COUNTY PLAT RECORDS, CITY OF SAN MARCOS, HAYS COUNTY, TEXAS, AND BEING MORE PARTICULRLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS, TO WIT: BEGINNING at an "X" cut on the concrete foundation on the southeast side of the building on Lot 1 A for the east comer of this encroachment, from which an iron stake with aluminum cap marked "PRO -TECH ENG 2219" found in the northwest line of Medical Parkway for the east corner of Lot 7, San Marcos Medpark, Section 2, a subdivision recorded in Book 4, Page 323 of the Hays County Plat Records and the south comer of Lot 1 -A bears S49 °50'51 "E 137.58 feet; THENCE, with the building face the following courses, numbered (1) through (7): (1) S20- 45 -03-W 7.46 feet to the south corner of the building and this encroachment; (2) N69 "14'57"W 88.10 feet to a salient southwest comer of the building; (3) N20 °45'03 "E 7.00 feet to a southwest reentrant corner of the building; (4) N69 "14'57'W 56.60 feet to a southwest re- entrant corner of the building; (5) S20 "45'03"W 0.40 feet to a salient southwest corner of the building; (6) N69 "14'57"W 2.80 feet to the west corner of the building and this encroachment; (7) N20 °56'03 "E 1.06 feet to an "X" cut on the concrete foundation on the northwest side of the building for the north comer of this encroachment; EXHIBIT B
