11001855 OPR 4053 ?9 E • WO: 59270 ACCT: 2176- 9363 -00 FACET: 530309908 NAME /DEV: Oakridge Booster Pump Station The City of San Marcos THE STATE OF TEXAS § COUNTY OF HAYS UTILITY EASEMENT § KNOW ALL MEN BY THESE PRESENTS: That The City of San Marcos, of Hays County, Texas, for and in consideration of ONE DOLLAR (S 1.00) paid by PEDERNALES ELECTRIC COOPERATIVE, INC. of Johnson City, have granted, sold, and conveyed and by these presents do grant, sell, and convey unto Pedernales Electric Cooperative, Inc. an easement and tight-of-way as hereinafter described for the purpose an electric distribution line consisting of variable number of overhead wires, and all necessary or desirable appurtenances (including poles made of wood, metal or other materials, communications wire, props, guys) over, the following described lands located in Hays County, Texas, to -wit: Being all of Lot Nineteen (19) of Oak Ridge Estates, a subdivision in Hays County, Texas being more particularly described in Volume 1, Page 71 of the Official Plat Records, and Volume 1344, Page 515 of the Official Deed Records all of Hays County, Texas. • Easement hereby conveyed shall consist of: o A strip of land 20 feet in width beginning at and centered with the terminus of an existing overhead electric utility line on the Property and continuing in a southwesterly direction ten feet on either side of the centerline of all electric facilities extended from such existing line until reaching the edge of and including a strip of land 20 feet in width running parallel with and bounded by the northwest boundary line of the Property that begins 20 feet from the western corner of the Property and continues for a distance of 170 feet as shown for illustrative purposes only in Exhibit "A ". Together with the right of ingress and egress over our adjacent lands to or from said right -of -way for the purpose of constructing, reconstructing, inspecting, patrolling, hanging new wire on, maintaining and removing said lines and appurtenances; the right to relocate within the limits of said right -of -way; the right to remove from said easement all trees and parts thereof, or other obstructions which endanger or may interfere with the efficiency of said lines or their appurtenances. TO HAVE AND TO HOLD the above described easement and rights unto Pedernales Electric Cooperative, Inc. and their successors and assigns, until said line shall be abandoned.
