ORDINANCE NO. 2011-02 <br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF SAN <br />MARCOS, TEXAS, APPROVING AN AMENDMENT TO THE <br />FUTURE LAND USE MAP FROM "LDR" LOW DENSITY <br />RESIDENTIAL TO "MDR" MEDIUM DENSITY RESIDENTIAL FOR <br />A 0.35 ACRE, MORE OR LESS, TRACT OF LAND LOCATED AT <br />1248 CONWAY DRIVE; AMENDING THE OFFICIAL ZONING MAP <br />OF THE CITY BY REZONING THIS TRACT FROM "SF -6" SINGLE - <br />FAMILY RESIDENTIAL DISTRICT TO "TH" TOWNHOUSE <br />RESIDENTIAL DISTRICT; AND INCLUDING PROCEDURAL <br />PROVISIONS <br />RECITALS: <br />1. On December 14, 2010, the Planning and Zoning Commission of the City of San <br />Marcos held public hearings regarding a request to change the Future Land Use Map of the San <br />Marcos Horizons City Master Plan from "LDR" Low Density Residential to "MDR" Medium <br />Density Residential, and a concurrent request to change the zoning from "SF -6" Single - Family <br />Residential District to "TH" Townhouse Residential District, for a 0.35 acre, more or less, tract <br />of land located at 1248 Conway Drive. <br />2. Subsequent to the public hearings on that date, the Planning and Zoning Commission <br />• considered and voted to approve the requests on December 14, 2011, and recommended that the <br />requests be approved by the City Council of the City. <br />3. The City Council held a public hearing on January 4, 2011 regarding the requests. <br />4. All requirements of Chapter 1, Development Procedures, of the City Land <br />Development Code pertaining to Future Land Use Map Amendments and Zoning Map <br />amendments have been met. <br />5. The City Council hereby finds and determines that the adoption of the following <br />ordinance is in the interest of the public health, morals, welfare and safety. <br />BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, <br />TEXAS: <br />SECTION 1. The Future Land Use Plan of the San Marcos Horizons City Master Plan is <br />revised to change the future land use designation for the following real property from "LDR" <br />Low Density Residential to "MDR" Medium Density Residential: <br />Street address: 1248 Conway Drive <br />• Size: 0.35 acres, more or less <br />
