• ORDINANCE NO. 2011- 0 5 <br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF SAN <br />MARCOS, TEXAS, AMENDING THE OFFICIAL ZONING MAP OF THE <br />CITY TO ESTABLISH A PLANNED DEVELOPMENT DISTRICT <br />OVERLAY FOR A 3.86 ACRE, MORE OR LESS, TRACT OF PROPERTY <br />LOCATED AT 222 RAMSAY STREET WITH A BASE ZONING OF "MF- <br />24" MULTIPLE - FAMILY RESIDENTIAL DISTRICT; APPROVING <br />DEVELOPMENT STANDARDS FOR THE ICONIC VILLAGE PDD; <br />INCLUDING PROCEDURAL PROVISIONS; AND PROVIDING FOR <br />PENALTIES. <br />RECITALS: <br />1. On December 14, 2010 and January 11, 2011, the Planning and Zoning <br />Commission of the City of San Marcos held public hearings regarding a request to establish the <br />zoning for a 3.86 acre, more or less, tract of property located at 222 Ramsay Street as a 'PDD" <br />Planned Development District, with base zoning of "MF -24" Multiple - Family Residential <br />District to be known as the Iconic Village Planned Development District. <br />2. Subsequent to the public hearings, the Planning and Zoning Commission did, on <br />January 11, 2011, consider and vote to approve the request, and has recommended that the <br />• request be approved by the City Council of the City. <br />3. The City Council held a public hearing on February 15, 2011 regarding the <br />request. <br />4. All requirements of Chapter 1, Development Procedures, of the City Land <br />Development Code pertaining to zoning map amendments have been met. <br />5. The City Council hereby finds and determines that the adoption of the following <br />ordinance is in the interest of the public health, morals, welfare and safety. <br />BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, <br />TEXAS: <br />SECTION 1. The Official Zoning Map of the City, as described in Section 4.1.2.2 of the <br />City Land Development Code, is amended to amend the zoning for the following tract of real <br />property (the "Project Site ") from "MF -24" Multiple - Family Residential District, to 'PDD" <br />Planned Development District, with base zoning of "MF -24" Multiple - Family Residential <br />District, subject to the provisions of the development standards described in Section 2 of this <br />ordinance: <br />Street address: 222 Ramsay Street <br />• Size: 3.86 acres, more or less. <br />
