Iconic Village Planned Development District <br />I. Introduction <br />A. Summary <br />Iconic Village is a multi - family development constructed in 1975 and located at <br />the intersection of Clark and Ramsay streets, approximately .34 miles from the <br />Texas State University campus. The property is approximately 3.86 acres in size <br />and contains 108 residential units. The apartment complex was built in 1975, at <br />a time when the zoning in place allowed for up to 40 units an acre. As a result, <br />the site is currently built to a density of 28 units per acre. <br />The Iconic Village Planned Development District is based on the following <br />physical, environmental, and social aspects of the development: <br />• Proximity to Texas State University <br />• Providing for alternative means of transportation <br />• Fostering a sense of community <br />• Location of the property within the Upper San Marcos River Watershed <br />B. Project Description <br />Iconic Development is seeking the city's approval to convert twelve (12) existing <br />storage closets/ breezeways (each 19'10° X 31'0 °) into six (6) 1,200SF leasable <br />three - bedroom apartments at an existing multi - family complex, increasing the <br />property's unit count from 108 to 114. The conversion of these twelve storage <br />units into apartments will serve to: <br />• Alleviate the current supply /demand gap in the North LBJ Submarket <br />• Meet the growth needs of Texas State University <br />• Reduce auto traffic to- and -from the university and downtown <br />3 <br />
