Mr. Taylor inquired as to the cap on the City's <br />participation in the cost of the improvements. Laurie Anderson, Director <br />of Engineering, stated the actual cost of the project came in higher than <br />the estimated cost. She stated Randall Morris, the owner of the project, <br />has requested the City amend the agreement to reflect the actual costs of <br />the project. She also stated the cost of pipe has increased over the last <br />few years. The Council then voted unanimously for adoption of the <br />Resolution. <br />Mayor Narvaiz introduced for consideration a public hearing and adoption of <br />a Zoning Ordinance, the caption which was read as follows: <br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF SAN MARCOS, TEXAS, <br />APPROVING AN AMENDMENT TO THE FUTURE LAND USE MAP FROM LOW DENSITY <br />RESIDENTIAL TO HIGH DENSITY RESIDENTIAL FOR A 0.72 ACRE, MORE OR LESS, <br />TRACT OF LAND LOCATED AT 917 NORTH LYNDON B. JOHNSON DRIVE AND 918 <br />CHESTNUT STREET; AMENDING THE OFFICIAL ZONING MAP OF THE CITY BY <br />REZONING THIS TRACT FROM "R -1" SINGLE- FAMILY DWELLING DISTRICT TO "MF- <br />12" MULTIPLE - FAMILY RESIDENTIAL DISTRICT; INCLUDING PROCEDURAL <br />PROVISIONS; AND PROVIDING FOR PENALTIES. <br />Mayor Narvaiz opened the public hearing and asked if anyone wished to <br />speak. No one did, so Mayor Narvaiz closed the public hearing. Mr. <br />Guerrero moved for adoption of the Ordinance, and Mr. Taylor seconded the <br />motion. Mr. Thomaides inquired as to the MF -12 zoning. Carol Barrett, <br />Director of Planning, stated MF -12 zoning was previously MF -3 zoning. She <br />stated MF -12 means 12 units per acre. Mr. Bose inquired as to the plans <br />for this property. Ms. Barrett stated a property owner requests rezoning, <br />they are not required to disclose their plans for the property. Mr. Diaz <br />inquired whether sidewalks would be included on the site. Ms. Barrett <br />stated Staff will review the site when the building plans are presented by <br />the applicant, but the City does not require the applicant to build <br />sidewalks.
