Scott Krause and F. Jackson <br />Krause of record in Volume 967, Page 123, Real Property Records of Hays County, Texas; <br /> <br />THENCE S 58009' 44" E, leaving said right-of-way line, with the south line of said 35.482 acre School <br />District tract, same being the north line of said 38.8548 acre tract, a distance of651.54 feetto a Y2-inch iron <br />rod with plastic cap stamped "LAI" set for the most eastern southeast corner of a proposed 76-ft wide right- <br />of-way to be known as Suttle Avenue, being dedicated by the proposed subdivision of said 35.482 acre <br />School District tract known as the Jackson-Kone Subdivision, and being the southwest corner and POINT <br />OF BEGINNING of the tract described herein; <br /> <br />THENCE leaving the south line and crossing said 35.482 acre School District tract with the west line of <br />said proposed right-of-way the following four (4) courses and distances: <br /> <br />1) with the arc of a curve to the right having a radius of 462.00 feet, an arc distance of 66.49 feet and a <br />chord bearing N 250 42' 40" E a distance of 66.43 feet to a ~-inch iron rod with plastic cap stamped <br />"LAI" set for a point of tangency, <br /> <br />2) N 29050' 03" E, at a distance of58.02 feet pass a Y2-inch iron rod with plastic cap stamped "LAI" set <br />as the most eastern northeast corner of said proposed right-of-way, continuing for a total distance of <br />351.02 feet to a ~-inch iron rod with plastic cap stamped "LAl" set for point of curvature, <br /> <br />3) with the arc of a curve to the right, having a radius 492.00 feet, an arc distance of 131.92 feet and a <br />chord bearing N 370 30' 55" E a distance of 131.52 feet to a Y2-inch iron rod with plastic cap stamped <br />"LAI" set at a point oftangency, and <br /> <br />4) N 450 11' 48" E a distance of 454.07 feet to a %-inch iron rod with plastic cap stamped "LAl" set in the <br />north line of said 35.482 acre School District tract, same being the south line Lot 1.
