<br />HAYS COUNTY, TEXAS, BEING A PORTION OF THAT CERTAIN 35.482 ACRE TRACT
<br />DESCRIBED IN THE DEED DATED SEPTEMBER 16,2004, FROM JANE HOEFS, NOW KNOWN
<br />AS JANE JACKSON, TO SAN MARCOS CONSOLIDATED INDEPENDENT SCHOOL DISTRICT OF
<br />RECORD IN VOLUME 2544, PAGE 647, OFFICIAL PUBLIC RECORDS OF HAYS COUNTY,
<br />TEXAS; SAID 21.370 ACRES OF LAND, AS SURVEYED BY LOOMIS AUSTIN, INC., BEING
<br />MORE P ARTICULARL Y DESCRIBED BY METES AND BOUNDS AS FOLLOWS:

<br />COMMENCING at a ~-inch iron rod found for the southwest corner of said 35.482 acre School District
<br />tract, being in the east right-of-way line ofFM Highway No. 2439 (Hunter Road), same being the east line
<br />of a 0.909 acre tract described in the deed from Jane Jackson to the State of Texas for right-of-way
<br />purposes of record in Volume 1766, Page 429, Official Public Records of Rays County, Texas, and being
<br />in the north line of a called 38.8548 acre tract described in a deed to M. Scott Krause and F. Jackson
<br />Krause of record in Volume 967, Page 123, Real Property Records of Hays County, Texas;

<br />THENCE S 58009' 44" E, leaving said right-of-way line, with the south line of said 35.482 acre School
<br />District tract, same being the north line of said 38.8548 acre tract, a distance of651.54 feetto a Y2-inch iron
<br />rod with plastic cap stamped "LAI" set for the most eastern southeast corner of a proposed 76-ft wide right-
<br />of-way to be known as Suttle Avenue, being dedicated by the proposed subdivision of said 35.482 acre
<br />School District tract known as the Jackson-Kone Subdivision, and being the southwest corner and POINT
<br />OF BEGINNING of the tract described herein;

<br />THENCE leaving the south line and crossing said 35.482 acre School District tract with the west line of
<br />said proposed right-of-way the following four (4) courses and distances:

<br />1) with the arc of a curve to the right having a radius of 462.00 feet, an arc distance of 66.49 feet and a
<br />chord bearing N 250 42' 40" E a distance of 66.43 feet to a ~-inch iron rod with plastic cap stamped
<br />"LAI" set for a point of tangency,
<br />
<br />2) N 29050' 03" E, at a distance of58.02 feet pass a Y2-inch iron rod with plastic cap stamped "LAI" set
<br />as the most eastern northeast corner of said proposed right-of-way, continuing for a total distance of
<br />351.02 feet to a ~-inch iron rod with plastic cap stamped "LAl" set for point of curvature,

<br />3) with the arc of a curve to the right, having a radius 492.00 feet, an arc distance of 131.92 feet and a
<br />chord bearing N 370 30' 55" E a distance of 131.52 feet to a Y2-inch iron rod with plastic cap stamped
<br />"LAI" set at a point oftangency, and
<br />
<br />4) N 450 11' 48" E a distance of 454.07 feet to a %-inch iron rod with plastic cap stamped "LAl" set in the
<br />north line of said 35.482 acre School District tract, same being the south line Lot 1. National Supply
<br />Subdivision, a subdivision according to the plat of record in Volume 4, Pages 343-344, Plat Records,
<br />Hays County, Texas. for the northwest corner of the tract described herein;

<br />THENCE S 450 43' 54" E, with the north line of the said 3S .482 acre School District tract, being the south
<br />line of said Lot 1, a distance of 1,081.98 feet to a 5/8.inch iron pipe found in the west right-of-way line of
<br />the Missoun-Pacific Railroad (recordation unknown), for the northeast corner of the said 35.482 acre
<br />School District tract, being the southeast comer of said Lot 1, and the northeast corner of the tract described
<br />herein;
