VERAMENDI LEAGUE SURVEY NO.1, HAYS COUNTY, TEXAS, BEING A PORTION OF THAT CERTAIN 35.482 ACRE TRACT DESCRIBED IN THE DEED DATED SEPTEMBER 16, 2004, FROM JANE HOEFS, NOW KNOWN AS JANE JACKSON, TO SAN MARCOS CONSOLIDATED INDEPENDENT SCHOOL DISTRICf OF RECORD IN VOLUME 2544, PAGE 647, OFFICIAL PUBLIC RECORDS OF HAYS COUNTY, TEXAS; SAID 0.843 ACRES OF LAND, AS SURVEYED BY LOOMIS AUSTIN, INC., BEING MORE P ARTICULARL Y DESCRIBED BY METES AND BOUNDS AS FOLLOWS: BEGINNING at a Y2-inch iron rod found for the southwest corner of said 35.482 acre School District tract, being in the east right-of-way line of FM Highway No. 2439 (Hunter Road), same being the east line of a 0.909 acre tract described in the deed from Jane Jackson to the State of Texas for right-of-way purposes of record in Volume 1766, Page 429, Official Public Records of Hays County, Texas, being in the north line ofa called 38.8548 acre tract described in a deed to M. Scott Krause and F. Jackson Krause of record in Volume 967, Page 123, Real Property Records of Hays County, Texas, and being the southwest corner and POINT OF BEGINNING of the tract described herein; THENCE with the east line of said 0.909 acre tract, same being the east right-of-way line of said FM Highway No. 2439, and being the west line of said 35.482 acre tract, being the arc of a curve to the left, having a radius of 1,502.39 feet, an arc distance of 103.18 feet and a chord bearing N 420 55' 38" E a distance of 103.16 feet to a Y2-inch iron rod with plastic cap stamped "LAl" set at the intersection of the south line of a proposed 76-ft wide right-of-way to be known as Suttle Avenue, being dedicated by the proposed subdivision of said 35.482 acre tract known as the Jackson-Kone Subdivision with the said FM Highway No. 2439 right-of-way line; THENCE leaving the east right-of-way line of said FM Highway No. 2439 and crossing said 35.482 acre tract with the west line of said proposed right-of-way the following five (5) courses and distances: 1) with the arc of a curve to the right having a radius of 20.00 feet, an arc distance of 32.50 feet and a chord bearing N 870 30' 59" E a distance of 29.04 feet to a Y2-inch iron rod with plastic cap stamped "LAlli set for a point of tangency, 2) S 450 55' 37" E a distance of 378.42 feet to a liz-inch iron rod with plastic cap stamped "LAl" set for point of curvature, 3) with the arc of a curve to the left, having a radius 568.00 feet, an arc distance of 140.17 feet and a chord bearing S 520 59' 48" E a distance of 139.81 feet to a Y2-inch iron rod with plastic cap stamped "LAl" set at a point of reverse curvature, 4) with the arc of a curve to the right, having a radius 20.00 feet, an arc distance of29.30 feet and a chord bearing S 180 05' 57" E a distance of 26.75 feet to a Y2-inch iron rod with plastic cap stamped "LAI" set at a point of reverse curvature, and 5) with the arc of a curve to the right, having a radius 538.00 feet, an arc distance of7.69 feet and a chord bearing S 23027' 30" W a distance of7.69 feet to a Y2-inch iron rod with plastic cap stamped "LAI" set in the west line of said 35.482 acre tract, same being the north line of the said 38.8548 acre Krause tract, for the southeast comer of the tract described herein, from which a Y2-inch iron rod with plastic EXHIBIT B Page 1 of 2 H:\Survey'-FieldNotes\FN-500s\FN0541 (wdo ).doc
