VERAMENDI SURVEY NO.1, HAYS COUNTY, TEXAS; BEING THE REMAINING PORTION OF THAT CERTAIN CALLED 1.83 ACRE TRACT OF LAND DESCRIBED IN A DEED DATED JULY 17, 1972 FROM VERA W. BOWDEN TO SAN MARCOS CONSOLIDATED INDEPEl\TDENT SCHOOL DISTRICT RECORDED IN VOLUME 251, PAGE 790, DEED RECORDS OF HAYS COUNTY, TEXAS; SAID 1.677 ACRE TRACT OF LAND, AS SHOWN ON THE ACCOMPANYING SKETCH, BEING MORE PARTICULARLY DESCRIBED BY METES AND BOU1\TDS AS FOLLOWS: BEGINNING at a Yz-inch iron rod with a 1 5/8-inch aluminum cap stamped "38+51.61 70.54 RT" found in the southwest right-of-way line of F. M. Highway 3407 (Wonder World Drive), approximately 70.54 feet right of engineer's centerline station 38+51.61, said Yz-inch iron rod with a 1 5/8-inch aluminum cap being found in the northwest }ine of the said 1.83 acre tract being the west comer of that called 0.096 acre tract of land, described in a deed dated September 26, 2003 from The San Marcos Consolidated Independent School District to the State of Texas, recorded in Volume 2384, Page 849, Official Public Records of Hays County, Texas, for the north corner and POINT OF BEGINNING of the tract described herein and from which a Yz- inch iron rod found for the north corner of the said 0.096 acre tract bears N 430 27' 21" E a distance of 17.97 feet; THENCE with the southwest right-of-way line ofF. M. Highway 3407 (Wonder World Drive), being the southwest line of the said 0.096 acre tract the following two (2) courses and distances: 1. S 460 10' 23" E a distance of 160.57 feet to a Texas Department of Transportation Type II monument found approximately 54.32 feet right of engineer's centerline station 40+14.35, for a point of curvature, and 2. with a curve to the right, having a radius of 794.50 feet, an arc distance of 79.00 feet, and a chord bearing S 430 19' 46" E a distance of 78.96 feet to a Texas Department of Transportation Type II monument found approximately 49.76 feet right of engineer's centerline station 40+91.87, in the northwest right~of-way line ofInterstate Highway No. 35, same being the northwest line of that called 0.170 acre tract of land, described in a deed from R. B. Bowden to the State of Texas, recorded in Volume 170, Page 320, Deed Records of Hays County, Texas, for the south comer of the said 0.096 acre tract and the northern east corner of the tract described herein and from which a Yz-inch iron rod with a 1 1/4-inch aluminum cap found at the southeast corner of the said 0.096 acre tract and a re-entrant comer of the said 0.170 acre tract bears N 43046' 29" E a distance of 3.91 feet; THENCE with the westerly right-of-way line of Interstate Highway No. 35, being the northwest and southwest lines of the said 0.170 acre tract, the following two (2) courses and distances: 1. S 430 46' 29" W a distance of 136.09 feet to a Texas Department of Transportation Type II monument found at the west comer of the said 0.170 acre tract, for a fe-entrant corner of the tract described herein, and 2.
