15.003 Acres Page 1 of 4 Tract 3 DESCRIPTION FOR A 15.003 ACRE TRACT OF LAND SITUATED IN THE WILLIAM WARD SURVEY, ABSTRACT NO. 467, IN HAYS COUNTY, TEXAS, SAID 15.003 ACRE TRACT BEING A PORTION OF A 239.357 ACRE TRACT OF LAND AS DESCRIBED IN THAT DEED TO JIM GALLOWAY, TRUSTEE, RECORDED IN VOLUME 2555, PAGE 250 OF THE DEED RECORDS OF SAID COUNTY, AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: BEGINNING at a point on the northwest boundary line of said 239.357 acre tract, and on the southeast boundary line of a 55.13 acre tract ofland as described in deed to Bill HiIlbum, et ux., recorded in Volume 174, Page 151 of the Deed Records of said county, tor the most north comer hereof, from which a W' iron rod found at the northwest comer of said 239.357 bears, N 44055'23" E a distance of309.55 feet; THENCE over and across said 239.357 acre tract the following seven (7) courses and distances: 1. S 33007'33" E a distance of 88.21 feet to a point, for a point of curvature hereof; 2. with the arc of a CUNe to the right having a radius of 442.00 feet, a central angle of 74040'11 ", an arc length of 576.03 feet and a chord which bears S 04012'33" W a distance of 536.12 feet to a point, for a point of tangency hereof; 3. S 41032'38" W a distance of 300.00 feet to a point, for a point of curvature hereof~ 4. with the arc of a curve to the left having a radius of 708.00 feet, a central angle of 45040'29", an arc length of 564.40 feet and a chord which bears S 18Q42'39"W a distance of 549.57 feet to a point, for the southeast comer hereof; 5. S 85052'00" W a distance of 502.07 feet to a point, for the most south comer hereof; 6. N 07011 '05" E a distance of218.23 feet to a point, for an angle point hereof, and 7. N 04055'0)" E a distance of 363.75 feet to a point on the said northwest boundary line ofthe 239.357 acre tract and the said southeast boundary line ofthe 55.13 acre tract for the northwest comer hereof. from which a 7/8" iron pipe found at a reference point for the northwest comer of said 239.357 acre tract bears, S 44055'23" W a distance of9.43 feet; THENCE with the said northwest boundary line of the 239.357 acre tract and the said southeast boundary line of the 55.13 acre tract, N 44055'23" E a distance of 1,145.21 feet to the POINT OF BEGINNING hereof and containing 15.003 acres of land.
