• E. MIXED USE BASE DISTRICT <br />(a) <br />Purpose. The MU, Mixed Use District, is intended to provide for a mixture of retail, <br />office, recreational, and residential uses in close proximity to enable people to live, <br />work, play and purchase necessities in their community. Bed - and - breakfast <br />establishments will not be located in Paso Robles. Additionally, pedestrian <br />walkways and open areas are desired in order to promote a pedestrian - friendly <br />environment. It is not the purpose of this zoning district to permit or encourage <br />properties used for single - family residences to be converted to exclusively <br />commercial or multi - family use. The following are key concepts that should be <br />acknowledged through development practices within Paso Robles's Mixed Use <br />District: <br />(1) Residential uses in conjunction with nonresidential activities, possibly located <br />above retail and office establishments; <br />(2) All types of residential uses, including single - family homes, townhouses, and <br />condominium and multiple - family units; <br />(3) Central green spaces; <br />(4) Traffic flows that enable people to move freely without the use of an automobile <br />by emphasizing the pedestrian; and <br />(5) Outside spaces, such as small parks, courtyards, and outdoor eating areas. <br />(b) <br />Authorized Uses. Permitted and conditional uses, as authorized in Table III -3, MU <br />Land Use Matrix. Accessory uses as authorized in this PDD. <br />(c) <br />Additional Development Standards. See Table III -4, MU Land Use Development <br />Standards. <br />(d) <br />Additional Area, Building and Height Requirements: <br />(1) Minimum Lot Area: <br />a. per Section E. 1. or E. 2. below <br />(2) Minimum Lot Width: <br />a. per Section E. 1. or E. 2. below <br />(3) Minimum Lot Frontage: <br />a. per Section E. 1. or E. 2. below <br />(4) Minimum Rear Yard: per Section E. 1. or E. 2. below <br />(5) All uses shall provide connections to adjacent sidewalks, parks or open space. <br />(6) Parking areas for nonresidential uses shall be screened from single - family uses <br />with a living or solid masonry screening device. <br />(e) <br />Additional Requirements.
