the Consultant with accurate and timely inform ation regarding the details of right of way <br />acquisition offers or settlements that may be made by the Consultant, including keeping the <br />Consultant informed of any changes in the permissible terms of offers or settlements. <br />2.2 Provide limited title certificates, title services, title reports and /or commitments <br />commitments, policies, closing and escrow services through an agreement with Corridor Title <br />Company. The City will pay for any title expenses. <br />2.3 Provide appraisals as required through an appraisal company to be selected by the City. <br />The City will pay all expenses related to the provision of appraisals. <br />2.4 Respond to the Consultant concerning inquiries from real property owners in a prompt and <br />timely manner. In addition, the City will immediately inform the Consultant in writing of any <br />changes in the policies, procedures, or agreements affecting the City that would have any impact <br />on the negotiation for the purchase of the required property interests. <br />2.5 Be responsible for all eminent domain proceedings upon receipt of condemnation package <br />from the Consultant. <br />2.6 Designate Jennifer Shell, P.E., Interim Director, Capital Improvements Department, as <br />the City's Project Manager and authorized representative to act on the City's behalf with respect <br />to this Agreement. The City will examine the documents and information submitted by the <br />Consultant and promptly render responses to the Consultant on issues requiring a decision by the <br />City. <br />2.7 Provide access to and make all necessary provisions for the Consultant to enter public <br />and private property as required for the Consultant to perform its services under this Agreement. <br />2.8 Be responsible for the costs associated with preliminary title commitments, title <br />commitment updates and the title insurance. <br />2.9 Bear all other costs incidental to this Article. <br />ARTICLE 3 <br />REIMBURSABLE EXPENSES <br />3.1 Reimbursable expenses, including such things as expenses for plotting, reproduction of <br />documents, auto travel mileage, delivery charges, long distance communications, freight, and <br />state accessibility review are included in the Consultant's basic services compensation. <br />ARTICLE 4 <br />PAYMENTS TO THE CONSULTANT <br />4.1 PAYMENTS FOR BASIC SERVICES <br />The City will pay the Consultant for Basic Services monthly following receipt by City of <br />LAN - Downtown Underground Electric Project <br />6 <br />
