Thorpe et <br />al to the State of Texas, dated September 1, 1960 and <br />is recorded in Volume 183, Page 376 of the Hays County Deed <br />Records, and the northeast line of East River Ridge <br />Parkway, a 100 foot wide right of way dedicated in Volume <br />11, Page 364 of the Hays County Plat Records, for a west <br />corner of the Armbruster Holt tract; <br />THENCE leaving East River Ridge Parkway, and the PLACE OF <br />BEGINNING as shown on that plat numbered 26516- 10 -3.2 -a <br />dated January 3, 2011 prepared for Avalon Partners, LLC. by <br />C Byrn & Associates, Inc., of San Marcos, Texas, with the <br />southeast line of the State of Texas tract and Interstate <br />Highway No. 35, with a left- breaking curve having the <br />following characteristics: delta=02 °13 ", <br />E radius =11,649.19 feet, arc =450.68 feet, and a chord which <br />bears <br />Od N 26 0 15 1 48" E 450.66 feet to a 4" iron rod set, from which <br />a %" iron rod found with a plastic cap stamped "Byrn <br />m Survey" for the common south corner of Lot 1, Gary Farm <br />&Aj Subdivision and an angle point in the northwest line of the <br />' Armbruster Holt tract bears the following two courses: <br />.-r <br />.-.•a <br />� 1.
