Exhibit D - Description of FACILITIES to be constructed by Redbird on each of the three tracts <br />The Redbird Skyport facility will be a 27,000 sq /ft building including required parking <br />located in Exhibit "A" Tract 1. This location is west of the control tower and east of <br />Texas State Aviation facility and will be set -back the appropriate distance from airport <br />taxi ramp. This facility will consist of the following entities: <br />➢ State -of -the -Art Fixed Based Operation (FBO) with Restaurant <br />o General aviation terminal with passenger lobby <br />o A full service restaurant <br />o Fuel and Line Services, Catering and Car Rental <br />➢ FAA Approved Part 141 Flight Training Operation <br />o Flight training using the latest in simulator technology and training <br />curriculum. <br />• Redbird Flight Simulators <br />• Pilot Supplies and Retail Store <br />➢ Aviation Experience Center <br />o Introduce the prospective pilots and the community to the joy of flight <br />and the benefits of general aviation <br />• Corporate Events <br />• Conference Center Rental <br />➢ Aircraft Hangar <br />• Provides Storage of: Flight Training Aircraft & Over -Night Parking <br />• Host Special Events <br />• Line - Technician Control Office w/ Restroom <br />In addition to the Redbird Skyport facility there will be two other airport locations that <br />are required to support the above operations: <br />1. Fuel Storage Farm Exhibit "C " Track 3 adjacent to existing fuel farm located <br />southwest of airport terminal building. This fuel storage facility will consist of <br />two 10,000+ gallon tanks that will be EPA approved and double -wall constructed. <br />2. Restaurant food preparation center Exhibit "8" Track 2 also known as "The Cafe" <br />located southwest of Gafford Aero. This building will be remodeled as needed <br />and provide food commissary support to both the FBO restaurant and aircraft <br />catering requests. <br />
