<br />PART 2. The Property Owner's utility extension petition to serve the Property is approved, <br />subject to the following conditions: <br /> <br />A. The wastewater extensions and all associated equipment, facilities and appurtenances <br />will be constructed at the sole expense of the Property Owner (subject to the City's policies on <br />oversizing); and the water extensions and all associated equipment, facilities and appurtenances <br />will be constructed under the Capital Improvement Agreement described in Part I above. <br /> <br />B. The Property Owner must demonstrate, through engineering information submitted <br />to and approved by the Director of the Water and Wastewater Department, that adequate water <br />supply and water and wastewater line capacity is available in connection with each subdivision <br />or development plat proposed for the Property. Significant City utility improvement projects may <br />need to be completed before this capacity will become available. <br /> <br />C. The Property Owner must fully comply with all of applicable land development <br />regulations, including without limitation, the City's platting regulations. <br /> <br />PART 3. The Property Owner's request for annexation of the Property is approved, and the <br />City staff is directed to proceed to prepare a proposed service plan for the annexation ofthe Property. <br /> <br />PART 4. This Resolution shall be in full force and effect from and after its passage.
