DESCRIPTION OF 13,400 SQUARE FEET, MORE OR LESS, OF LAND AREA IN THE WILLIAM PETTUS TWO LEAGUE GRANT SURVEY, CITY OF SAN MARCOS, CALDWELL COUNTY, TEXAS, BEING A PORTION OF THAT 42.47 ACRE TRACT DESCRIBED IN A DEED FROM THE UNITED STATES OF AMERICA TO THE CITY OF SAN MARCOS DATED DECEMBER 19, 1990 AND RECORDED IN VOLUME 856, PAGE 127 OF THE HAYS COUNTY OFFICIAL PUBLIC RECORDS, AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: BEGI~G at a X" hole drilled in concrete for the northwest corner of this description, from which the northwest corner of the City of San Marcos 42.47 acre tract bears N 86009'32" W 894.52 feet, and from which a ~" iron rod found for the northwest corner of an 11.050 acre Tract 2 described in a deed from the United States of America to the City of San Marcos dated February 26, 1976 and recorded in Volume 376, Page 257 of the Caldwell County Deed Records bears N 84016'36" W 1952.17 feet; THENCE leaving the PLACE OF BEGINNING as shown on that plat numbered 25905-05-b dated August 8, 2005 as prepared for Jerry Gregoire by Byrn & Associates, Inc. of San Marcos, Texas, N 87000'00" E 50.00 feet to a ~" iron rod set for the northeast corner of this description, from which an angle point in the north line of the City of San Marcos 42.47 acre tract bears N 80007'41" E 890.56 feet and from which a 60d nail found for the northeast corner of the City of San Marcos 11.050 acre Tract 2 bears N 68029'25" E 932.61 feet; THENCE with the east line of this description the following three courses: 1. S 03000'00" E 160.00 feet to a ~" iron rod set for interior corner, 2. N 87000' 00" E 10.00 feet to a W' iron rod set for exterior corner, and 3.
