<br />AN ORDINANCE OF THE CITY COlJNCIL OF THE CITY OF SAN
<br />MARCOS, TEXAS, AMENDING THE OFFICIAL ZONING MAP OF
<br />THE CITY BY ZONING WILLOW CREEK ESTATES SUBDIVISION,
<br />SECTION 1, PORTIONS OF LAUREL ESTATES SUBDIVISION,
<br />SECTIONS 1, 2, AND 3, QUARRY SPRINGS SUBDIVISION,
<br />SECTIONS 1 AND 2, A 4.085 ACRE, MORE OR LESS, AREA OF
<br />LAND IN THE 100 AND 200 BLOCKS OF REIMER AVENUE. AND A
<br />3.52 ACRE, MORE OR LESS, AREA OF LAND IN THE 100 BLOCK
<br />OF HOWARD PLACE, AS "SR" SUBURBAN RESIDENTIAL
<br />DISTRICT, BY ZONING A PORTION OF LAUREL ESTATES
<br />SUBDIVISION, SECTION 2 AS "P" PUBLIC AND INSTITUTIONAL
<br />DISTRICT, AND BY ZONING PORTIONS OF LAUREL ESTATES
<br />SUBDIVISION, SECTIONS 1, AND 2, AND A 1.01 ACRE, MORE OR
<br />LESS, AREA OF LAND IN THE 2700 BLOCK OF HUNTER ROAD AS
<br />"C" COMMERCIAL DISTRICT; INCLUDING PROCEDURAL
<br />PROVISIONS; AND PROVIDING FOR PENALTIES.

<br />RECITALS:
<br />
<br />1. On February 26, 2002, the Planning and Zoning Commission of the City of
<br />San Marcos held a public hearing regarding an application to establish the zoning of the
<br />following areas of property as "SR" Suburban Residential District:
<br />
<br />a) Willow Creek Estates Subdivision, Section 1;
<br />b) Laurel Estates Subdivision, Section 1, Lots 1 through 44;
<br />c) Laurel Estates Subdivision, Section 2, Lots 48 through 88 and portions of Lot 89;
<br />d) Laurel Estates Subdivision, Section 3, Lots 1 and 2;
<br />e) Quarry Springs Subdivision, Sections 1 and 2;
<br />f) A 4.085 acre, more or less, area of land in the 100 and 200 blocks of Reimer
<br />Avenue; and
<br />g) A 3.52 acre, more or less, area ofland in the 100 block of Howard Place;
<br />
<br />and to establish the zoning of Laurel Estates Subdivision, Section 2, Lots 90 and 91, as
<br />"P" Public and Institutional District, and to establish the zoning of the following areas of
<br />property as "C" Commercial District:
<br />
<br />a) Laurel Estates Subdivision, Section 1, Lots 45, 46 and 47;
<br />b) Laurel Estates Subdivision, Section 2, a portion of Lot 89, and Lot 92; and
<br />c) A 1.01 acre area ofland in the 2700 block of Hunter Road.
<br />
<br />2. Subsequent to the public hearing on that date, the Planning and Zoning
<br />Commission did, on February 26, 2002, consider and vote to approve the application, and
<br />has recommended that the application be approved by the City Council of the City.
